Location

France’s beautiful Maine-et-Loire department is made up of landscapes marked by centuries of history. Indeed, the Loire Valley is listed as a UNESCO World Heritage Site. Dolmens, Gallo-Roman ruins, Romanesque churches and Renaissance manor houses dot the quaint villages of the region’s Anjou province. Famous fine wines are made here in this environment of vineyards, plains and hillsides. Forests, walking trails and cycle rides along the River Loire all contribute to the gentle lifestyle that France’s Anjou province is known for. The towns of Saumur and Angers are 20 and 40 minutes away by road. From these two towns, you can get to Paris in around 1 hour and 40 minutes by rail.

Description

You reach an outdoor car park from a lane lined with walnut trees that leads to the hunting meet-up point. On one side, there is a kennel where a pack of hunting dogs can be kept. On the other side, there is a house made of tuffeau stone with a slate roof. Here, hunters can enjoy meals together. An adjoining lavatory can be reached from outside. Another building, set back slightly, could increase the hosting capacity. It is extended with a cutting room. Behind a well, there is a meadow where horses graze. A wine cellar completes the buildings.

The forested plot is made up of six hectares of same-age similarly trimmed conifers, 29 hectares of same-age similarly trimmed oaks and 43 hectares of coppiced trees, including oaks and chestnuts that are over 20 years old. Many lanes that are regularly maintained run through the forest and to a lake. The woods have been the subject of a French legal document for forestry (“Plan simple de gestion”) that describes, maps and schedules work on it. This whole project will end in 2034. Shooting ranges, wooden watchtowers and partridge cages are dotted throughout the woods. The hunting ground is currently run as part of a yearly lease. This lease could be terminated for the sale. Extra plots are currently being rented. They bring the surface area up to 114 hectares. Some of these plots could be acquired additionally. The whole property is enclosed with a fence of wooden posts, made before 1993.

Our opinion

This vast property is ideally located, a short distance from the River Loire and the picturesque villages of France’s Anjou province. It is tucked away in a gently undulating landscape: a patchwork of woods, meadows and cultivated plains. The plot is entirely enclosed. It is a remarkable hunting ground that has been well developed to host any form of hunting. The balance between woods, a lake and crops encourages a wide range of game and ensures high quality of hunts organised here. The whole place forms a bucolic backdrop, kept under control, where tranquillity, landscaped harmony and hunting traditions combine. Yet if you ever feel cut off from the world too much here, you can reach Paris in only a little more than two hours.
