Location
Just over one hour from Tours and Poitiers, the estate is situated in a wooded region featuring a mix of cultivated fields, grasslands and numerous waterways. Close to La Roche-Posay and on the edge of the Brenne Regional Nature Park, the nearest amenities are less than a 10-minute drive away. Chatellerault is the closest TGV station, 35 minutes from the property, with trains connecting to Paris in 1 hr 10 min or 1 hr 30 min.
Description
There are lakes scattered throughout the grounds, while the arable fields are grouped together in a single area.
The hunting lodge
This L-shaped, two-storey building with a basement dates back to the 1950s. The facades are rendered in white, with evenly spaced, semi-circular windows, topped by a gable roof with flat tiles, catslide dormers and a tall chimney stack. The rooms are spacious and luminous.
The ground floor
The entrance hall leads to a living room with a fireplace and two wooden French windows opening on to a terrace extending in front of the entire building. The kitchen can be accessed from both the living room and the entrance hall and features a wooden French window opening out to the grounds. The hallway also leads to a corridor serving a study, two bedrooms, a bathroom with toilet and a separate lavatory. Finally, a door opens onto a staircase down to the basement.
All the floors are laid with original black and white tiles or hexagonal red terracotta tiles. The ceiling height is around 3 m.
The upstairs
The staircase starting in the living room leads up to a large landing serving eight bedrooms, one of which has its own bathroom, two further bathrooms, one of which has a toilet, a washroom and a separate lavatory. The upstairs rooms have sloping ceilings and straight strip hardwood flooring.
The basement
Extending over the entire floor area of the house, the basement comprises a garage, a boiler room/laundry room and a cellar.
The caretaker's cottage
This rendered stone house has a gable roof.
The ground floor
The entrance door opens into the kitchen, which connects to a living room and two rooms in a row, one of which has been converted into a bedroom. A bathroom with shower and toilet can be accessed from the room preceding the bedroom. Another area beyond the bathroom has been converted to accommodate a water heater, installed less than two years ago, and a laundry. The house is heated by means of a wood-burning stove and electric radiators. The flooring on this level is of various different types of tiles.
The upstairs
There are three bedrooms on this level, two of which have double-glazed windows. The floors are covered with linoleum.
The farmhouse
This old house, in need of complete renovation, has a floor area of approx. 60 m. It has rendered stone walls, rectangular windows and a monk-and-nun tiled gable roof. The flooring is of terracotta tiles and a fireplace is set against one of the walls.
The farm also includes a stable, a garage, a barn and a contemporary shed of around 1,200 m². A shed houses the well pump, which was replaced in 2022, as well as the pipework that provides water for the hunting lodge and the caretaker's cottage.
The woodlands
The woodlands cover just over 133 hectares, made up of 45% simple coppice, 26% coppice moorland, 11% coniferous woods with a maritime pine plantation, 7% coppice with reserves, 2% deciduous woods and 1% poplar grove. The remaining 8% is empty land made up of ponds and barren vegetation. Dating back to 2012, this survey provides evidence of the presence of oak trees in the vast majority of plantations, as well as hornbeam, maritime pine and birch. A firewood sales business could be resumed, given that the harvesting equipment is still present and operational. The current simple forest management plan will end in 2027.
The grounds
Installed more than 30 years ago, the fences have all been replaced and brought up to standard in 2022. 234 ha of the total 240 ha have been fenced off with special electrified fences for deer and wild boar. Only one lessee is currently registered, with a lease that is non-renewable except by amendment. Seven lakes are registered, one of which is suitable for pike fishing. There are also 50 wild boar, 5 stags, 5 small deer and 40 roe deer, as well as a few ducks on the lakes. The size of the population is likely to change over time, and an update on the status of the reserve will be provided at the time of the sale. The grounds are divided into three areas, one covering 50 ha for crops, another covering 120 ha for wild boar and a third covering 70 ha for deer, including a biotope for small game. A 500 m shooting range has been created and the whole area is traversed by almost 70 km of tracks.
The fields
91 hectares are classified as utilised agricultural area (UAA), 74 of which fall under the CAP (Common Agricultural Policy). 34 hectares are cultivated. The land is not subject to any tenancy agreement and the complex is managed by a contractor.
Our opinion
This estate meets the major challenges of the 21st century, such as water management, food self-sufficiency and energy resilience, thanks to the enormous wood reserve provided by its forest. Renovation work should be carried out to bring the elegant hunting lodge up to date, as well as the farmhouse, which forms an interesting additional dwelling within the property. The site is not only well protected from the outside world, it also boasts an abundance of flora and fauna. All in all, this is a rustic, authentic refuge for lovers of peace and quiet and of leisure activities in the heart of nature.
