This disused building stands in a characterful town in northern Brittany. The neighbourhood is calm and there are many shops and amenities for everyday needs. The nearest beaches are less than 30 minutes away by car. A trunk road takes you to Brittany’s major towns. Brest airport is only one hour away. And from a nearby high-speed train station, you can get to Paris in 2 hours and 45 minutes by rail.

Description

The building is a former wholesale warehouse from the start of the 20th century. It has a semi-basement, a raised ground floor and a first floor. A three-slope slate roof crowns it. The elevations are made of rubble granite. The quoins and the door and window surrounds are made of exposed ashlar. The building is rectangular. The facade is tall with a broad, central entrance door that is also tall. This door stands between two ground-floor windows. On the first floor, there is a hoist above a window. This hoist would have been used to lift goods up from outside. The whole building is connected to mains electricity and is fitted with lighting controlled by motion sensor. The building’s shell is in good condition and the rooms are spacious.

The warehouse


The ground floor
Inside, a few metres away from the entrance door, steps lead down to a semi-basement. There is also a raised ground floor, which looks down at the semi-basement. Beside the entrance, there is a manager’s office, which would have been used to watch over comings and goings in the warehouse. Inside this office, there is a fireplace. And above the office, a wooden staircase leads up to the first floor. At the end of the semi-basement and raised ground floor, two doors lead out into a small garden. This garden is grassy and dotted with trees. It is not at all overlooked.

The first floor
The top floor is a single unbroken space without any partition walls. It has a cathedral ceiling. You can see the roof’s frame of exposed timber beams from the time of construction. Along the walls, there are old doors that are now walled up. These doors used to connect to the neighbouring warehouse, which now belongs to an upper-middle-class house. The floor between the lower level and upper level is supported by steel posts and girders from the time of construction.

Our opinion

This unusual building is remarkable and charming, nestled in a quaint town in northern Brittany. Its spacious rooms are liveable and are waiting for you to transform them. With its authentic industrial decor, this place could become a stylish open-plan apartment, a craftsman’s home or an art gallery. The property is gem set in a pleasant residential district of upper-middle-class houses. Planning permission has already been granted for the building to be turned entirely into apartments. Yet upon sale, this planning permission could be modified in accordance with your project.
