Description
The building dates back to the early 19th century. It is in the French capital’s 10th arrondissement, near the Bonne Nouvelle metro station in the Porte Saint-Denis district. The edifice has a remarkable neo-Renaissance facade with richly decorated architectural articulation: capitals, surrounds, entablatures, friezes, stringcourses and cornices of modillions. This splendid facade was recently restored. And the communal areas of the building are in perfect condition. Inside, there is a business space that offers a floor area of almost 127m², spread over two levels. Its main level, which offers a floor area of around 92m², is a dual-aspect space that leads out into two paved courts. The open-plan interior space has solid wood strip flooring, mouldings, trumeau sections and walls of exposed stonework. It also includes a small kitchen, a lavatory, a washbasin, two showers and a reception desk counter. The lower floor – a second level – offers a floor area of around 34m². It is also a dual-aspect space with a separate entrance. This lower level includes two offices, which could together form a meeting room, as well as a shower, a lavatory and a washbasin. Wood strip flooring extends across this level. The walls are made of stone and concrete and are fitted with different storage spaces. The whole property is in perfect condition.
The edifice
The edifice was built before 1850. It has a remarkable neo-Renaissance facade of dressed stone. Pilasters crowned with capitals stand between windows framed in foliage entablatures and surrounds. Stringcourses and a cornice add to the facade’s horizontal divisions. All the elevations were recently restored. The edifice has two paved inner courts. At the end of them there are former domestic staff living quarters and old stables that can still be seen. You enter the building either via a covered entrance area that leads straight to the two inner courts or via a remarkable double door in an arched doorway that leads to a hallway with neo-Renaissance pilasters and a floor of tiles patterned with square inserts. The entrance is fitted with an entry code system, then an intercom, an electronic key system and a lobby for security.
The business space
The business space has two floors. The main one offers a floor area of almost 93m². This dual-aspect space leads out into the two courts of the commonhold building. You reach this business space either via the edifice’s entrance door and hallway or directly from the court via a glazed door. The space has kept marks of the former layout, which can be seen in the mouldings that run along the ceilings. Solid wood strip flooring extends across the whole level. Exposed stonework and concrete form the walls. Two trumeau sections stand opposite each other where fireplaces were once installed. Indeed, fireplaces could be put back here. There is a reception desk counter, a small kitchen that could be extended, two showers, a washbasin and a lavatory. A staircase leads down to the lower level, which offers a floor area of around 34m². Like the level above it, this level is a dual-aspect space with a separate entrance that leads in from the court. There is a hallway, an office with workshop-style glazing and a second office that is half open. The whole floor could be used as a single large office or a meeting room. Solid wood strip flooring extends across the level, which has underfloor heating. Storage spaces have been created here too. And there is a shower, a lavatory and a washbasin. The entire business space offers a total floor area of almost 127m² over its two levels. The property is in perfect condition and is designed with high-quality materials.
Our opinion
This elegant business space is at once original and classical. Its architectural features dating back to the edifice’s time of construction have been well preserved and the rooms have been opened up as much as possible in an aesthetic design that is contemporary and balanced. The place has been renovated with high-quality materials. Its location in Paris, its dual-aspect layout, its calm and its three entrances are precious assets. No renovation work is needed here, neither in the communal areas of the commonhold building nor in the business space itself. This remarkable property is ready and waiting for the next chapter in its story to be written.
