Location

This property is located in the Pays de la Loire region, in the Maine-et-Loire area, to the west of Angers, equidistant from Château-Gontier and Lion d’Angers, each of which are 15 minutes away by car. The two towns are well-known for their touristic appeal, notably around the River Mayenne and, in the case of the latter, especially for its internationally renowned equestrian events. Very close to the house, there is also a village with several everyday shops and services. Angers is 38 kilometres away and the banks of the River Loire are 50 kilometres away. Via high-speed TGV trains from Angers railway station, Paris can be reached in approximately 1 hour 30 minutes.

Description

From a country road, a lane leads to the property’s grounds, tucked away behind a wall of vegetation. The residence is located in the centre of the property and the outbuilding can be found at its northernmost reaches. To the east there is an orchard, while to the west there is a small road. It was formerly the house of an estate keeper at a local mansion and was built in 1847 as shown on the date stone on the façade. The edifice is typical of 19th-century bourgeois houses in the former province of Anjou and is made up of a three-storey central section flanked by two small pavilions to the side. The elevations are made of rough-hewn blocks of shale and sandstone, pointed and rendered with lime. The frames of the windows, quoins, cornices and gable dormers are made of tuffeau stone on the central section and brick on the pavilions.
All parts of the residence have slate roofs. The two main façades face north and south.

The residence


The ground floor
The entrance opens into a central hall, in which stands a wooden staircase with a wrought-iron balustrade. The floor is paved with terracotta tiles and it leads, on one side, to a dining room with a grey marble fireplace, next to which there is a kitchen with a tuffeau stone fireplace. The flooring in both of these rooms is also made up of terracotta tiles. On the other side, the hall leads to a lounge, also with a grey marble fireplace, topped by a neo-classical trumeau mirror adorned by pilasters, which has strip-patterned wooden flooring. To the west, there is an office, also with strip-patterned wooden flooring, and a utility room / boiler room with a tiled floor. At each end of the house, staircases lead to the upper floor of the pavilions on each side of the central section, one of which is in the office and the other in the kitchen. The living rooms are all dual-aspect, oriented north to south. The kitchen, office and utility room all open into the garden.
The first floor
From the main staircase, a central landing leads to three bedrooms with strip-patterned wooden flooring, a bathroom with terracotta tiled flooring, a small wardrobe and a lavatory. In the two pavilions that flank the residence, above the office there is cinema room, while above the kitchen there is a bedroom with an en suite shower room and lavatory.
The second floor
Laid out in the same way as the level below, a central landing leads to three bedrooms with strip-patterned flooring, a shower room with terracotta tiled flooring, and a lavatory. The ceilings are slightly sloped.

The outbuilding

This edifice was built around the same time as the main residence, in rough-hewn blocks of shale and sandstone, topped by a slate roof. The window frames and quoins are made of brick. A central gable end houses a garage, while the two lateral wings are each made up of rooms used for storage. There is an old, small farming building to the west of the property.

The garden

It surrounds the house to the north, east and west, with a surface of approximately 6,000 m². It is made up of lawns planted with trees, such as cedars, camellias, bay and several fruit trees. A two-hundred-year-old horse chestnut, which flowers beautifully in spring, stands in front of the residence’s façade. To the south, there is a swimming pool.

Our opinion

This authentic 19th-century Anjou residence has been restored with great care and boasts the utmost in modern comfort. The period architectural elements, such as the façades, fireplaces, staircase, flooring and joinery have been remarkably embellished. The house boasts generous volumes, with considerable ceiling heights, while the windows look out onto the vast grounds filled with hundred-year-old trees, whose canopy the sun shines through up to the edges of the pleasant swimming pool. With its outbuilding and location 2 hours from the French capital by train, this estate is an ideal base for a large family but also for a holiday let in a region where sustainable tourism is promoted.
