Location

The property is located in a small “village of character” between Saint-Fargeau and Saint-Sauveur, nestled within a small valley traversed by a stream, in the heart of the historical Puisaye region. Thanks to its rich history, the village has preserved several feudal mounds in excellent condition as well as its 16th-century church, which is listed as a Historical Monument, while many ancient houses lines its cobblestone streets. In addition, the town contains several local shops essential to community life: a bakery, a grocery store, a bar/tobacconist shop, an antique store as well as a bustling restaurant, whereas schools, from preschool to secondary school, are only a few minutes from the property. Lastly, in Briare and Joigny, two SNCF train stations provide service to the Paris-Bercy train station in two hours.

Description

Not far from the small town’s narrow streets lined with a variety of different houses, such as former “blacksmith” dwellings, beautiful 18th and 19th-century homes as well as 16th-century timber-framed abodes, a country road leads to the property where a double wrought-iron gate topped with spikes opens onto a drive that winds its way through the grounds planted with multi-century trees before terminating in front of the house. The latter, once nicknamed the “chateau”, is located at the top of a gentle slope in the middle of the property, which is also accessible via a white wooden gate, while a gravel area provides plenty of space for parking. In addition, the property also contains, to the southwest, a wooden patio that faces an eye-catching swimming pool located at the top of a low rise and safeguarded by a security system, as well as a rather large outbuilding, which abuts the house to the northwest. Last, but not least, a boules court is located near the swimming pool, while a bench in the middle of the grounds makes it possible to admire the property’s multi-century trees.

The Main Dwelling

Long owned by a competitor of the Hermès French luxury brand, followed by a famous Parisian publisher, the manor is composed of an initial central main building, facing northeast, with three storeys constructed over a basement level. Its ochre-colour exteriors, with a wraparound stringcourse, highlight its brick quoins and arched lintels atop its windows, the latter of which are safeguarded by wooden louvred shutters, while the house’s slate mansard roof is cadenced by dormer windows. As for its main entrance, it stands out thanks to the house’s stone front steps lined by flowerpots, an extraordinary glass and metal canopy as well as double doors fitted with antique stained glass.
To the southwest, a second building, constructed at a right angle, catches the eye thanks to its exterior partially festooned with ivy, which showcases its large glass doors on the ground floor safeguarded by solid wooden shutters. As for the first floor, it is punctuated with several windows, which are, in turn, protected by louvred shutters and finely crafted guardrails, while its slate gable roof is topped with several brick chimneys.


The garden-level floor
Front double doors, fitted with colourful stained glass and a wrought-iron screen, are topped with a finely crafted tripartite glass fanlight and open onto a foyer with original terracotta floor tiles. Facing the grounds, a dining room, with mitred herringbone hardwood floors, crown moulding and two bookshelves on either side of a large window, is accessible from the foyer as is a winter sitting room with hardwood floors and two large windows with finely wrought guardrails, which highlight, in particular, the room's central ceiling rose, a marble open-hearth fireplace as well as floor-to-ceiling bookshelves along one of its walls.
Back in the foyer, a hallway leads to an open fitted kitchen with exposed ceiling beams, terracotta floor tiles, plenty of cupboards as well as traditional earthenware wall tiles from the Courboissy factory, while, nearby, a small corridor provides access to a guest lavatory and a laundry room, carefully concealed by cupboard doors. Following on from here, the “summer” living room, adjacent to a snooker room, faces the exterior patio and is decorated with solid oak ceiling beams and pillars as well as an eye-catching stone fireplace with a stone floor slab that extends the surface of its hearth. Last, but not least, in the foyer, a central winding staircase, safeguarded by a handrail and decorated with red carpet as well as an orb on its newel post, provides access to the upstairs bedrooms.
The intermediate level
A spacious landing with sea rush flooring, mahogany cupboards and a window, provides access to a bathroom with a window, teak hardwood floors as well as decorative exotic wood details, while a hallway leads to three bedrooms facing west, all with sea rush flooring: the first one stands out thanks to its original double doors with their elegant locking device, an open-hearth white marble fireplace and a massive horizontal ceiling beam; the second, decent in size, includes a built-in, moulded double-door cupboard, and the third, slightly smaller, contains a glazed cupboard for storage. In addition, all the window frames have recently been fitted with high-quality double glazed windows.
The first floor
Two bedrooms are separated by a landing, which provides access to a lavatory. Blue doors in the first bedroom match the thick wool floor carpet of the same colour, while a marble fireplace provides a touch of elegance and an adjacent shower room is decorated with handcrafted tiles from the region. As for the fifth bedroom, not far from a shower room with a washbasin, it has views of the grounds and is decorated with wide-plank hardwood floors and two moulded wooden cupboards.
The second floor
With oak hardwood floors throughout this level, the second-floor landing, large enough to be used as a bedroom, provides access to two other good size rooms, decorated in soft hues with views of the surrounding nature. Nearby is a bathroom with a lavatory, illuminated by a double-glazed skylight, while, extending on from here is a final room, which is used for storage.

The Outbuilding

With two storeys and decorated with window/door surrounds and lintels clad in local brick, this building is topped with a gable roof, which is, in turn, punctuated by a dormer window. In addition, a wide picture window was recently added in order to bathe its interior in natural light, the latter of which contains four rooms ranging in size from 13 to 22 m²: a workshop, a wood shed, another room with a shower room and lavatory, while its attic space is fully convertible.

The Grounds

The property’s grounds are planted with a variety of flowers and multi-century trees, such as a 300-year-old pear tree, American pines, beeches and other oaks. Many climbing rosebushes and hydrangeas line the well-delineated paths that traverse the property, while, to the west, a restored wooden patio faces the swimming pool, which is safeguarded by a fence. Further on, is a well-maintained boules court as well as the village tennis court, which abuts the grounds and is accessible with a key given to the property’s owners so they can enjoy a game or two on nice, sunny days.

Our opinion

Located in a village with all essential shops for daily life and not far from the most well-known tourist attractions in the Puisaye region, such as the former chateau of Jean d’Ormesson as well as the chateau in Saint-Sauveur-en-Puisaye, the birthplace of the writer Colette, this large and eye-catching property was the former home of a famous Parisian publisher who perpetuated the house’s intellectual heritage in the tradition of literary circles of yesteryear. With stylish and upscale décor, the rooms, numerous and sizeable, create a comfortable and cosy living space, which could be used as a family home throughout the year or during holidays, as well as a retreat for an artist in search of peace and quiet.
