with wine warehouses, outbuildings, grounds, a pond and woods, 60 kilometres from Tours

Location
In the south of the former Touraine province and nestled within the natural Richelais region, the property is located near a quiet village with a rich historical past, while the surrounding countryside is planted with fields of melons and grapevines and traversed by a stream teeming with fish. Easily accessible from Tours, the property is only a few dozen kilometres from several notable cities in the region.
Description
Dating from the 18th century, the property was originally a wine-growing estate, while the two-storey manor, built in the Directoire style out of local stone, embodies traditional architecture, specific to the region. With an inhabitable floor area of approximately 435 m², the dwelling consists of a long central structure – the main façade of which is cadenced by doors and small-paned windows – flanked on either side by two adjacent lower extensions and topped with a slate roof, which is, in turn, crowned with zinc ornamental décor and finials.
As for the back of the house, although different from the front, it still combines the elegance of the dwelling's symmetrical rectilinear windows and shed dormers with, in the middle, a unique triangular pediment, which adds a touch or originality to the whole. In addition, vaulted cellars extend under the entire building, while, to one side, a completely independent five-room caretaker’s cottage abuts a large courtyard, former stables and agricultural storage buildings, which are also accessible from the small country road via a second gate, providing an independent and more inconspicuous entrance. Moreover, the property also includes, on the other side of the front courtyard, another outbuilding, which is currently used as a holiday cottage with a capacity of 6 to 8 people. With a grass-covered, shady interior courtyard, this building has its own private entrance via a separate gate and faces a former wine warehouse, today reconverted into a reception hall with hardwood floors.
The Manor House
Meticulously cared for, the manor has been furnished with all modern comforts, which respect and highlight its original and authentic character.
The upstairs
A long hallway provides access, on one side, to the main bedroom with a bathroom, lavatory and small balcony overlooking the gardens, followed by two bedrooms, a bathroom and an another immense room, while, on the other side, are two bedrooms and a bathroom with a lavatory. With hardwood floors in the main bedroom, floor tiles for the bathrooms and carpet or seagrass flooring in the other rooms, above, an attic level spans this entire floor.
The ground floor
The front door is located on the garden level and opens onto an entranceway with black-and-white cabochon floor tiles and a cloakroom. A wooden staircase with a wrought-iron guardrail leads upstairs, while, to one side, are two adjacent drawing rooms with stone fireplaces and mitred herringbone hardwood floors. One communicates with the garden via glass double doors, while, the other, provides access to the courtyard thanks to its own set of glass double doors. Continuing on from here is a living room, with a pair of glass double doors that open onto the garden and courtyard, respectively, followed by a hallway with terracotta floor tiles, a bathroom and lavatory. On one side, a dining room, also with terracotta floor tiles, provides access to the garden via glass double doors, whereas a wooden staircase abuts the kitchen and leads upstairs. Back in the entranceway and opposite the two large drawing rooms, is a spacious study with a stone fireplace and black-and-white cabochon floor tiles, which communicates with the garden via glass double doors, while a small corridor provides access to a cloakroom on one side and a lavatory on the other. Following on from here is an immense room, which was originally the kitchen, but now is used as a living room with an impressive and massive stone fireplace, exposed ceiling beams, two sets of glass double doors that provide access to the garden and courtyard as well as hexagonal terracotta floor tiles and a wooden staircase that leads upstairs.
The Holiday Cottage
Entirely renovated and converted with a floor area of approximately 115 m², the former storeroom’s volumes were redesigned around an immense and sunny ground-floor living room with an open fitted kitchen, while a mezzanine provides access to a bedroom and a bathroom with lavatory. In addition, a bedroom and a shower room with lavatory are also located on the ground floor and, lastly, a pantry and a workshop-furnace room are located in the building’s extension.
The Caretaker's Cottage
With a floor area of approximately 160 m², this building includes a living room, kitchen, four bedrooms, two shower rooms and a lavatory, while, behind the building, a separate entrance opens onto an immense courtyard surrounded by an agricultural storage building, a woodshed and former stables.
The Outbuildings
With a total floor area of approximately 300 m², the former wine warehouse has today been divided into three different sections: a reception hall with hardwood floors and the base of the staircase to the upstairs level, the latter of which spans approximately 250 m², an adjacent storeroom and, finally, a barn with wooden double doors that provide outdoor access.
The Grounds
Facing the dwelling, the gardens are divided into successive levels connected via a stone staircase. Composed of large swaths of lawn, sometimes planted with trees, other times with a variety of different vegetation and shrubbery, the grounds include a formal garden, manicured hedges and box trees, a vegetable garden, an orchard with various fruit-producing trees and a pond. In addition, a heated swimming pool is surrounded by a fence and sheltered from view behind a hedge, while the property continues on towards the countryside over more than 12 hectares with woods, pastures and farmland, 2 hectares of which have been turned into landscaped grounds.
Our opinion
This 18th-century Touraine manor, designed with the elegance and sophistication of the Directoire style, and its immense bucolic estate of 12 hectares, provides breath-taking views of the property’s multi-century trees from its wide picture windows, which, in turn, outline the contours of a splendid domain ideal for holiday-goers and leisure activities. In addition to its sought-after location, the manor house was meticulously renovated with all modern comforts, all the while preserving its original stately and sunny interior. With its swimming pool and land, the property also comes with nearly 1,000 m² of outbuildings, some of which could be inhabited independently, whereas others are used as the stunning backdrop for unforgettable celebrations.
