Location

The property lies in a village that has been awarded the "Brittany rural heritage" label. It is located thirty-five minutes from Brest, where the TGV train station connects to Paris in three and a half hours. Brest-Guipavas airport offering national and international flights is within the same distance. Ferries to Ireland and the United Kingdom leave from Roscoff port, less than an hour and a half away. The beach, a sailing club and a marina with moorings are just five minutes from the property. Essential shops are in walking distance (500 metres).

Description

The residence is situated in a hamlet with houses built between the 17th and 18th centuries. A small road leads to this settlement and runs alongside the entrance. The courtyard is bordered by a wall and two wrought iron entrance gates, framed by stone pillars. One is for pedestrians, the other for vehicles. The guest house stands on the right, at the front of the courtyard. The manor house sits opposite. The gravel courtyard is planted with trees and flowers, trimmed box hedges line the facades. Near the house, a granite well provides spring water. The garden extends to the side and to the rear. It is laid out in different areas and is enclosed by high walls with wrought iron gates. At the back, a greenhouse set against the wall overlooks the secured swimming pool. Along another wall, a flight of granite steps offers a view over the landscape beyond the enclosure.

The manor house

In the 17th and 18th centuries, the “maîtres des barques” (boatmasters) were wealthy shipowners and captains of merchant ships, who built beautiful mansions with dressed stone extracted from nearby quarries for their families. Built in the 17th century, the manor house has been entirely restored in keeping with architectural guidelines. The property comprises several parts: the residence in the centre, the conservatory and the former outbuildings, set at right angles. To the rear of the residence, there is a wing spanning two stories under the attic, and a single-storey annex with a slate roof. The main building is of coursed granite masonry, with a slate gable roof. The roof, topped by three large English-style chimney stacks, features three scalloped stained glass dormer windows. The facade, spanning three levels, is punctuated by openings and two doors, one of which is topped by a triangular pediment. The windows are framed by dressed granite, some of which are adorned with accolade mouldings. On the first floor, the windows are flanked by decorative stained glass shutters, reminiscent of the roof dormers. In the extension, the staircase, which used to be outdoors, has been cleverly covered with a single slate roof with openings. It serves as a connection to the conservatory and the former outhouse. The conservatory, on one level under a slate roof, has a door and windows opening onto the courtyard and the garden. Under a slate gable roof, it is lit by roof windows. A flight of steps leads from the courtyard to the conservatory. The former outhouse is of granite, dressed and assembled in even courses. It spans two levels under a slate roof with a dormer window and a ridge turret on top. The upper floor is no longer in use.


The ground floor
Two French windows open from the courtyard into two reception areas located in the main building. The spacious full-width sitting room is lit by windows on both sides. The floor is tiled, the beams are exposed, and the walls have retained their rough-hewn stonework. On each side of the room, two monumental dressed granite fireplaces face each other. On the rear wall of the house, a wooden door leads to the wing comprising a study and a laundry room. From the sitting room, an arched door opens into the large dining room. With a monumental granite fireplace on one side, the flooring is slate tiles, the beams are exposed and the stone walls are grouted. On one side it leads to the kitchen and on the other to the landing with the start of the staircase. Facing the door, the tiled kitchen is housed in the annex adjoining the rear wing. It is well laid out and has a window opening on to the garden. A roof window provides natural light. An opening, created between the annex and the wing, leads to the study. From the kitchen, this room leads to the living room on its left and the laundry room on its right, located in the wing. The latter is lit by bays. A door opens from here to the outside. From the dining room, an opening leads to a landing with the stone staircase and a shower room with toilet. This also connects to the wing set at right angles in the courtyard. From this landing, a door leads to the dual-exposure conservatory used as a drawing room, with large windows on each side. An adjoining door opens into a large bedroom.
The first floor
The staircase with its large granite slabs leads to the corridor which serves the bedrooms on the courtyard side and those in the wing. The three bedrooms in the central part of the house feature walls lined with wood panelling or wallpaper and are generously lit by windows. Two rooms have a shower room with a toilet. A door opens into the corridor of the wing comprising two bedrooms, a bathroom and a toilet. A landing links to the staircase leading to the second floor. All bedrooms and bathrooms have recently been comprehensively renovated.
The second floor
The wooden staircase leads on one side to a bedroom, on the other to a large landing serving a bedroom, a shower room, a toilet and the spacious attic. The two bedrooms on this floor feature exposed beams and are lit by roof windows. They have recently been fully renovated and decorated with attention to detail. The attic is located on the top level of the rear wing. The roof structure has been left exposed, revealing the entire volume of this space which could be converted.
The greenhouse
Set against the garden wall, bordering the swimming pool, this modern greenhouse, with its black corridor frame, blends in perfectly with the spirit of the property. It provides storage space for the pool furniture and other outdoor equipment.
The swimming pool
Located in the large garden, sheltered by high walls, it faces the conservatory, which means that it is easily accessed and at the same time protected from prying eyes. The 9m x 4m swimming pool is heated and entirely surrounded by a wooden deck. It features a safety cover and is surrounded by a protective enclosure. Colourful flowerbeds surround the pool area.
The wood store
Abutting the former outhouse, part of the wing of the manor house, this single-storey building with a four-pitched slate roof is open on the side facing the courtyard. It provides a place to store logs for the manor's fireplaces.
The garden
The manor house is surrounded by extensive grounds. They comprise the courtyard, the walled garden and the garden overlooking the rear wing. The courtyard can be seen from the entrance, surrounded by its walls, outbuildings and the manor house. Between the entrance gates and the manor house and the wing, the courtyard is gravelled, ensuring easy access. A lawned area, planted with an ornamental tree, surrounds the rectangular granite well. Numerous shrub beds embellish the garden. Trimmed box hedges run along the facades. A wrought iron gate marks the entrance from the courtyard to the large garden. Entirely lawned, it is planted with numerous shrubs and bushes, as well as trimmed box hedges that separate the different areas. This is where the swimming pool and the terrace bordering the conservatory have found their place. A granite flight of steps along a high wall can be climbed up to admire the view around the property. On the opposite side of the garden, a second gate opens onto the garden next to the wing, thus creating a separate third outdoor space. The garden is perfectly maintained, adorned with flowers and trees.

The guest house

Situated at the entrance to the manor house, it spans three stories with a slate gable roof. One of the gables features a chimney stack. On the ground floor, a door opens into a workshop. A separate door leads to the laundry room and to the storage space for garden furniture. An outside staircase leads to the first level. The front door opens onto a landing serving a living room with kitchen corner, a bedroom and a shower room with toilet. The staircase on the side leads to the third level, which contains the second bedroom fitted out in the roofspace. The house has been comprehensively renovated and can be rented out or used for guests. The living area extends over approx. 42 m².

The car park

This is opposite the manor house, on the other side of the small road, and provides parking space for visitors. It is both close and convenient and avoids having to enter the courtyard.

Our opinion

A property resembling a townhouse, embodying the wealth and history of the Abers region. In the north of the Léon region of the Finistère department, the residence is an authentic chapter of local history, hidden behind its high stone walls. Originally built for the region's captains and shipowners, the interior boasts refined comfort and a well-arranged layout. Meticulous restoration and careful maintenance give it a warm and welcoming atmosphere. The flower-filled garden, complete with swimming pool, is perfect for enjoying the fine weather in complete tranquillity. Given its potential and geographical location, this property could successfully be put to a number of different uses: Some might bring their families here, and welcome visitors in the guest house. Others might be able to run a business in a peaceful setting just a few kilometres from the large, dynamic city of Brest.
