Location
The property is located in the south-east of the Luberon Regional Nature Park, in a peaceful countryside extending over several hundred hectares. Both flora and fauna are protected as parts of sites of national and European interest. The surrounding Pays d'Aigues plain extends from the southern slopes of the Grand Luberon to the banks of the Durance. A few kilometres away, an authentic Provencal village dominates the Eze valley. About 15 minutes from Pertuis, 25 minutes from Manosque, 40 minutes from Aix TGV and 50 minutes from Marignane airport.
Description
The manor house
The living quarters were built in the 18th century and comprise a ground floor and a first floor with high windows. On the southern façade, a French window boasts a balcony facing the garden. The 19th-century building has three levels and offers a large number of identical windows.
The ground floor
The main door opens into a hallway with period chequered black and white floor tiles. To the west, it serves a living room with a white marble fireplace illuminated by two south-facing windows. To the east, a living room, also lit by two high windows, features a black marble fireplace. The floor in these two rooms is paved with old terracotta tiles. Opposite the entrance, a double door opens onto the corridor with the start of the staircase to the upper floor. The hallway leads to a west-facing office and a small lounge facing south and west. To the north, it serves a laundry room, a shower room, toilets and the kitchen which opens onto the garden through a glass door. The kitchen has retained its old features (stone sink, numerous wall cupboards), it is also lit by a window to the west. At right angles and east-facing, the dining room boasts an imposing fireplace with wooden mantle. The floor is adorned with outstanding Digoin tiles. The house has retained its period features on all levels: floors, wallpaper and tapestries, radiators. The entire house needs to be renovated and brought up to standard.
The first floor
The terracotta tiled staircase features wooden stair nosings and leads to a landing that serves several rooms. Two bedrooms to the west, one with a shower room, and one with a toilet. A toilet, a bathroom and two bedrooms on the north side. Four rooms are south-facing, one of which has a balcony. The two largest bedrooms, 24 and 22 m² respectively, have two high windows and a marble fireplace each. The entire level offers a large number of fitted cupboards.
The second floor
The staircase leads to the attic with exposed beams and old terracotta floor tiles in the 18th century part. This area could easily be converted into a living space. In the newer part, a corridor leads to three bedrooms with terracotta floors. A kitchen with an antique sink facing west completes the level. Four rainwater tanks are housed in the oldest part of the attic.
The basement
A cellar of approx. 28 m² and an old boiler room are located under the 19th century part. A second cellar located under the oldest part of the house extends across approx. 21 m².
The outbuildings
The track leading north is bordered by an outbuilding in need of complete renovation. This could be used as a comfortable and independent gîte. A hen house and hutches lie dormant in front of the house near the secondary entrance gate. A building used as a tool shed stands next to the old spring-fed pond.
The park, the garden and the grounds
Surrounding the house, a park and garden dotted with flowering shrubs is planted with conifers and broadleaf trees. A spring feeds an old pond. A stone wall surrounds the terraced area that was once an orchard on the western side of the land facing south. This plot is bordered by a stream below. The stream also irrigates the farmland to the north of the property, opposite the outbuilding.
Our opinion
The property was originally a folly in which a wealthy family from Marseille liked to relax in the peaceful Luberon countryside. The rich tapestries, enhanced by extremely refined friezes, are now faded and unfortunately need to be replaced. The walls, worn by time, the high ceilings and the layout of the rooms are also a noble testimony to the splendour that once reigned in the elegant family home. The soul of the house vibrates in every room, on every floor, and in the flowering garden paths and surrounding greenery. To wake up the sleeping beauty would be an exciting project for a buyer who wished to breathe life back into the property.
