Location

Neighbouring a parish church listed as a historical monument and overlooking the Loire River landscape, a Unesco World Heritage site, the property is located in a hillside village, in the Maine-et-Loire department, part of the greater Pays de la Loire region. Essential shops and services are less than 10 minutes away, while the city of Angers and its high-speed rail train station are approximately 20 minutes away, the latter providing a dozen daily return trips to Paris, in less than 1.5 hours. Also nearby is the town’s 18 or 9-hole golf course, while the A87 motorway is easily accessible as well.

Description

Parallel to the church, a street leads to an entrance gate as well as a pedestrian entrance, which open onto a paved and shady courtyard. The courtyard leads to the manor on one side, the outbuildings on the other and the garden directly ahead. Entirely enclosed, the property is extended by a meadow below.
With three floors, including one built into the attic space, the dwelling was built out of lime-plastered rubble stone, topped with a hipped slate roof and adorned with dormer windows. Its front façade is cadenced by vertically aligned symmetrical windows surrounded by bossage stone masonry, as well as tuffeau stone quoins, cornices and dormer windows, while its back façade abuts an imposing square tower with a slate staircase as well as a terraced patio overlooking the landscape.
Lastly, in the right-angle wing formed by the tower, a one-storey extension with a slate pent roof was added.

The Dwelling


The ground floor
Located on the house’s western gable end, the manor’s front door opens onto an entrance hall that leads to a succession of rooms, which include the living room, an office and dining room. The living room opens onto the stairway tower, while the dining room gives onto the kitchen, located slightly below, which also communicates with the stairway tower. Besides the office, all these rooms have direct outside access, whether to the courtyard in the front or the patios in the back, with a floor area of approximately 150 m². The three main rooms all have terracotta tile floors, painted ceilings with exposed beams and joists, while tuffeau fireplaces and painted wood panelling adorns the walls of the living room and office. A lavatory was created in the entrance hall with a small washbasin surrounded by Delft tiles.
The intermediate level
The stairway’s resting platform leads to a shower room with lavatory on one side and a cabinet of curiosities on the other with ornate wood panelling, a terracotta tile floor and painted joists. This space opens onto a balcony with a wooden railing, overlooking the dining room.
The first floor
The landing leads to a hallway, which provides access to three bedrooms and a lavatory. Tuffeau stone fireplaces can be found in each of the bedrooms, two of which are adjacent to the shower room, as well as terracotta tile floors, some of which are original, ceilings with exposed beams and wood panelling, all of which are painted. The bedroom to the southwest also has air conditioning.
The second floor
Bathed in light by six dormer windows, the attic space has an immense floor-to-ceiling height and, with a floor screed of approximately 100 m², the whole level is easily convertible.

The Outbuildings

With a total of three buildings forming a right angle, the outbuildings were built out of lime-plastered rubble stone and topped with a slate roof. The first, with approximately 20 m², contains a laundry room and a utility room. In the second, a barn, typical of the Anjou region, with approximately 30 m² abuts a furnace room and a fuel reserve of about the same size. Lastly, the third building includes a storage space of approximately 50 m², topped with an attic similar in size. In addition to this group of buildings, there is also a cellar of approximately 60 m², located under the patios, which is also used as a garage.

The Garden

A fountain acts as the link between the courtyard and the garden. Of Italian inspiration, an initial, symmetrical space is landscaped around a pond with a curvilinear pediment located in the middle of a rectangular lawn. All around, pathways are bordered by flowerbeds planted with rosebushes, box trees, yews, cypresses, limes and a few fruit trees, while an 11 x 3.5-metre swimming pool with a depth of 1.60 to 2.4 metres was created in one of the garden’s corners. Continuing on from there, a meadow below, accessible via a stone staircase, is traversed diagonally by a double row of Italian poplar trees.

Our opinion

The property’s subtle harmony immediately captivates one and all. Renaissance Italy seems to have travelled up the Loire River and through time in order to meld with traditional French classicism typical of the time period in which the house was constructed. With a view that embraces the gentle hillsides far off in the distance, the crystalline murmur of the garden’s fountains and the rustle of the poplars’ leaves in the wind, this Angou-style manor house suddenly takes on the appearance of a Tuscan residence. As for the edifice’s architecture, noble and refined, it fits in perfectly with the spirit of France’s Grand Siècle, while its comfortable interior embodies the refinement of the grand homes of the Loire Valley. With just a simple glance outside, one’s gaze is immediately mesmerised by the landscaped garden, where both the senses and imagination flourish amidst the rosebushes and lime trees.
