Location

The village is situated in the rolling countryside in the western part of the Vienne, west of Poitiers. Local food shops and services cater for your everyday needs. Additional services are available in a larger town that is 10 minutes away by car. Poitiers TGV station is less than 30 minutes away and has trains that go to Paris or Bordeaux in 1 hour 15 minutes and La Rochelle in 1 hour 30 minutes. The A10 is nearby.

Description

A small country road runs alongside the property wall to a gate enhanced by two pillars supporting an imposing, sober iron gate. Once past the entrance, two houses appear on either side, each with its own private outdoor space, and further on, there are outbuildings. The manor house is revealed next, followed by the grounds. The main building dates back to the last years of the 18th century, the Directoire period. A wing and stairway tower were added at the beginning of the 20th century copying the original style. A bossed arch on the facade highlights the entrance, which is topped by a balcony. Pedimented dormer windows have been added to the concave Mansard roof on the manor house. The wing has a four-sided slate roof. Render has been applied to all of the facades and the corner ties and window frames are ashlar. Under the 20th century wing, there is a cellar which is accessible from the outside. The two guest houses, situated at the entrance to the estate, one with a small private courtyard and the other with a garden area, are the same style, with stone dressings and canal tile roofs.

The manor house


The ground floor
The ground floor is accessed via a splayed stone staircase bordered by a double wrought-iron banister. At the end of the few steps leading up to it, a diamond-shaped wooden door opens into a hallway that leads to a study, a dining room and, following on in a line, a lounge, a kitchen, the staircase tower and toilets. Both the dining room and the living room are open-plan and panelled, as is the study. Marble fireplaces dot the walls. The ceiling heights are almost 3.4 m. The floors in these three rooms are covered with fine strip parquet, while the hallway has a glazed tile floor with a fleur-de-lis motif. Finally, the kitchen has direct access to the outside and the cellars. It has retained some of its original features, such as its stone fireplace and the plain glazed tile floor.
The first floor
A landing leads to the first bedroom, which adjoins a bathroom shared with a second bedroom, followed by a third bedroom and a shower room. A corridor leads to a fourth bedroom, a bathroom and a toilet. The floors are straight parquet and each room has a marble fireplace. The ceiling height on this floor is high, at around 3.3 m.
The second floor
A corridor leads to five bedrooms, two of which have en-suite shower rooms, a sixth with its own bathroom, and a photo laboratory, bathroom and toilet. Two bedrooms have marble fireplaces and the floors are covered with strip parquet.

The first guest house

Of the two guest houses, it is the largest and has a small private courtyard. This former outbuilding has been completely converted into accommodation.


The ground floor
The front door opens directly into a kitchen, adjoining a living room with fireplace, from which a staircase leads to a bedroom. Another staircase leads from the kitchen to the first floor. A shower room with a toilet and a bedroom have also been fitted on this level and can accommodate people with reduced mobility. The floors are tiled.
The upstairs
Each bedroom has its own staircase leading up from the living room. The second staircase leads to the other part of the first floor, where there are three bedrooms, a shower room and a separate toilet. There are wooden plank floors.

The second guest house

Smaller than the first, it faces more towards the grounds and is bordered by a small garden area.


The ground floor
The ground floor has a living room, kitchen and bathroom with toilet. The floors are tiled.
The upstairs
Accessed by a staircase, this floor comprises two bedrooms with parquet flooring.

The outbuildings

Typical of traditional farming estates, these include the former stables, barns and a covered courtyard.

The grounds

They are made up of various parts: an orchard, a vegetable garden, meadows and a wood that represents more than half of the total surface area. Oaks and acacias are the dominant tree species. A site where there used to be a tennis court is still visible. Finally, there are five gates spread throughout the grounds, allowing you to enter or leave from different parts of the estate.

Our opinion

An estate in the heart of nature, whose sobriety and elegance illustrate the French art of living in the heart of the Poitou region. The surrounding landscape alternates between fields, woods and valleys, creating a rural picture that is never monotonous. The Directoire-era residence and its outbuildings are a reflection of their surroundings, at the same time open and intimate, spacious and confidential, both in their architecture and in the way the wooded grounds protect them from view. Renovation could turn the property into a holiday home for a large family, or an ideal residence for a community in search of nature and freedom.
