Located in a private mansion in a protected neighbourhood in downtown Dijon,
a sunny 202-m² duplex flat renovated in 2014
Dijon, COTE-D'OR burgundy 21000 FR

Location

The capital of Burgundy and known as a “City of art and history”, Dijon’s pedestrian downtown area is filled with half-timbered houses, 17th and 18th-century private mansions, as well as Romanesque and Gothic churches.
The apartment is located within the protected sector of the historical centre, close to schools, services and shops as well as the city’s main sites of interest: the International City of Wine and Gastronomy, the Emile Zola square with its bars and restaurants and the François Rude square with its famous carousel over which the “Bareuzai” statue presides. The City of the Dukes has access to a dense motorway – A6, A31, A36, A39 – and railway network – Dijon-Ville train station – which enables you to easily travel to Paris, Lyon, Geneva and Luxembourg. The Lyon-Saint-Exupery airport is also easily accessible via car or train.

Description

The apartment is located in the heart of downtown Dijon, but its setback position on a small street and its high surrounding stone walls shelter it from prying eyes and the hubbub of the historic centre. A large carriage door, built in 1843 according to the plans of the architect-surveyor François Papinot, providing access to both pedestrians and vehicles, gives onto a paved courtyard.
The main building presents a plaster-coated ashlar stone façade, which displays the symmetry and simplicity of a refined architectural style. It is composed of a ground floor, a first floor and a basement level.
Its central body and wings placed at right angles are crowned with a flat tile roof.
From the courtyard, a staircase with three rectangular steps leads to a wooden door that marks the entrance to the private mansion. From the entrance hall, a large stone staircase with a wooden handrail and wrought-iron guardrails leads to a landing on the upper floor, which is divided into two flats. Four large small-pane, stained glass-style casement windows bathe the stairwell in light.

The Duplex

With a surface area of approximately 202 m², the front door opens onto a large and luminous living room. A cellar and parking spot in the enclosed courtyard also come with the flat.

First level
With incredible floor-to-ceiling heights and a considerable volume, the living room and dining room are decorated with wainscoting, mouldings and plaster ceiling roses, while the floors are covered in hardwood. The two rooms communicate with one another via two large wooden double doors and are flooded in natural light thanks to imposing small-pane casement windows. The living room has a fireplace with an open hearth, stone casing and mantle. From the dining room, a hallway leads to a lavatory and a large fitted kitchen equipped with a magnificent Lacanche range cooker, named after the Côte-d’Or village where high-range kitchen objects and equipment meant for both individuals and professionals have been designed and produced since the 18th century. Two wide and tall small-pane casement windows equipped with wrought-iron guardrails inundate the room with light. A night-time space composed of two large bedrooms and a bathroom complete this level.
Second level
Accessible via a wooden staircase, it contains a landing leading to two large additional bedrooms with sloping ceilings and a bathroom with lavatory.

Our opinion

Situated within a former private mansion, this flat is ideally located in a lively neighbourhood of Dijon, along the edge of its protected historic centre, which is the perfect place to take a stroll to soak up its architectural heritage, sit down at a café terrace or wander through its shopping streets. An apartment with undeniable character, perfect for a family wanting to take advantage of its proximity to cultural life, schools, services and shops. The spacious, luminous duplex elegantly combines authenticity and modernity, blending ample volumes, a balanced floor plan and high quality materials. The flat, in very good condition, is ready to welcome its future occupants, who are invited to reinvent a place steeped in history with an exceptional living environment.
