of more than 1 200 m², a stone's throw from the historic centre of Dinan
Dinan, COTES-D'ARMOR brittany 22100 FR

Location

The property is located in Dinan, sub-prefecture of the eastern Côtes-d'Armor department. The historic centre is close by and the area is sought-after for its tranquillity. The commune is part of the Vallée de la Rance - Côte d'émeraude Regional Nature Park. The SNCF train station is just a few minutes' walk away, as is the famous Place Duclos and its café terraces. Saint-Malo is a 30-minute drive away. The TGV there takes you to Paris in 2 hours 15 minutes. Rennes and its international airport are 45 minutes away.

Description

Surrounded by other bourgeois homes and small blocks of flats, the property is bordered by a high stone wall, with brick-clad pillars. The gate open onto an inner courtyard where several vehicles can park. Built in the early 20th century in accordance with local architectural standards, the residence comprises an L-shaped dwelling with a raised ground floor. The building has one square level and an attic level. The façade is arranged in three bays. The masonry is a combination of granite ashlar and brick for the bay lintels and the horizontal string course separating the storeys. The building has a slate gable roof with a gable pediment and overhanging eaves. The south-facing attic features a Jacobean-style gabled dormer.

The house

The ground floor
Slightly raised, it is accessed via a few steps and then a porch. A hall leads to the entrance through a small-paned double door. The entrance hall, with its high ceilings and tiled floor, leads off to the entire floor and includes ample storage space. There is a heavy wooden staircase in the centre that leads to the two floors. There is a large living/dining room to one side. With high ceilings, it is lit by tall windows opening onto the garden and the inner courtyard. The floor is paved in light-coloured tiles and there is an ashlar fireplace set against one of the walls. Opposite this reception room there is a vast bedroom with a sea rush floor and an en suite bathroom. This is followed by a kitchen opening onto a terrace overlooking the garden.
The first floor
Reached via the wooden staircase, lit by a high window, the landing leads to a bathroom with a toilet, three large bedrooms, one with fitted wardrobes, and a study. Two bedrooms and the bathroom face south, one bedroom faces north over the garden and the study faces east. The entire floor has old wood parquet flooring and high ceilings. The rooms are lit by large windows.
The second floor
The staircase leads to a small landing, then a hallway leads to three large rooms in need of finishing touches. One of the bedrooms, with arched windows, faces north over the garden. Another south-facing room, under the roof, is lit by a high dormer window and a skylight. The floors are original wooden parquet flooring. A small attic can be accessed via a trapdoor.
The basement
This can be accessed either by a staircase from the inside or through a door on the west side of the house. It comprises a vast space with a boiler room and three cellars, all on a dirt floor.

The garage

Attached to the house and accessible from the courtyard to the south or from the garden, it is built, like the house, of granite rubble with a brick-framed window. It can house one or two cars.

The garden

Accessible from the house or the courtyard, it is mainly located to the north of the house. Planted with tall, evergreen shrubs such as laurel, camellia, cypress and thuja, as well as a number of fruit trees, it provides a welcome barrier of vegetation from the city.

Our opinion

An elegant town house close to Dinan's historic and medieval centre. Sheltered by its large, wooded, enclosed garden, the property is bright and peaceful both inside and out. The size of the rooms is remarkable and easy to change as you wish. After the necessary renovation and refurbishment work, this sleeping beauty will be ready to welcome a family looking for space or a holiday home, just a stone's throw from the Emerald Coast and Saint-Malo’s ramparts. Paris is only 2 hours away by train.
