Location

This house is located in the centre of Angers, in the Maine-et-Loire area in the Pays-de-la-Loire region. Today, the city is one of the most sought-after in terms of quality of life. All the essential shops and services can be reached on foot, as can the railway station with its high-speed TGV trains that take 1 hour 30 minutes to reach Paris, with 10 return trips per day. The A11 and A87 motorways pass by the outskirts of the city and Nantes-Atlantique airport is a little more than 1 hour away by car.

Description

A city centre street runs past the main façade of the house and leads to an entrance door and carriage gate. The carriage gate opens onto an entrance arch which also leads to the garage, while the entrance door opens onto a corridor leading to a studio, a two-room apartment and the house’s entrance. This five-storey house with a slate roof has a converted basement and attic. The front façade is made of tuffeau stone on top of a hard stone sleeper wall and boasts many perfectly aligned windows. The different levels are separated by a moulded cornice, while pilasters also adorn the façade. The windows on the first floor are topped by arched, triangular or entablatured pediments. The façade, along which runs a balcony/terrace on the first floor, has been rendered with limewash.
To the rear, the building extends to a wing forming an L-shape, around a courtyard of which the other two sides are walled. The courtyard can be reached directly from the garage or via the stairs down from the first floor in the wing at a right angle to the rest of the house.

The townhouse


The ground floor
The entrance opens onto the main staircase and elevator leading to the upper floors, as well as steps down to the basement and garage that opens onto the inner courtyard. It also leads to the part of the building occupied by the two apartments. The wooden, quarter-turn, single-flight staircase is adorned with two Art Deco bas-reliefs on the theme of abundance.
The intermediate level
A utility room / laundry room is located above the garage and can only be reached via the elevator.
The first floor
The landing leads to an office, kitchen and a lounge, which is followed by a dining room and conservatory. The dining room opens into the kitchen. There is English bond wood stripped flooring throughout, apart from herringbone wood flooring in the lounge. There are fireplaces made of marble in the reception rooms. In the lounge, the hearth is also integrated into wood panelling with ribbed pilasters and bookshelves to either side. In this same room, there is a finely crafted cornice on the ceiling. Light streams into the conservatory through a large workshop window. From this room, one glazed door opens onto the balcony-terrace and another onto the steps down to the courtyard. The balcony/terrace can also be reached from the kitchen. Lastly, there is a lavatory on the landing.
The second floor
The landing on this level leads to a lavatory, a shower room and a bathroom. A hallway leads to another bedroom with a en suite bathroom, wardrobe and lavatory. It also boasts a marble fireplace and a large cupboard. There is straight wood stripped flooring throughout this level. A lavatory can also be found on the landing, from where a secondary staircase climbs up to the attic level.
The attic
This level has been converted into three bedrooms, a shower room and a lavatory.

The studios

The entrance door from the street opens into a corridor leading to two apartments: a studio and a two-room flat, both equipped with shower room and a lavatory.

The outbuildings

The basement, which has floor-space of around 100 m², contains a wine cellar, a boiler room, the elevator’s machinery and a workshop with a hatchway leading to the street, as well as an exit into the courtyard. On the ground floor, the garage occupies approximately 35 m². Two small rooms can be found in the wing at a right angle to the rest of the building, with a total surface of around 20 m². In the courtyard an approximately 12-m² hut is used for storing wood and bicycles.

Our opinion

In the centre of Angers, this elegant townhouse has been very recently renovated. It is perfectly situated and is currently able to satisfy the demands of a large family with children. The interior is made up of vast living spaces in a distinguished and bright ambiance that has been refitted with care. The outside is well exposed. The presence of two completely independent apartments on the ground floor that are easy to rent is an added and considerable bonus for this remarkable address in one of the country’s most dynamic and attractive cities.
