A Parisian art deco house and garden, available for full ownership, in the
highly sought-after Passy district of the French capital’s 16th arrondissement
Paris, PARIS paris 75016 FR

Location

In the 18th century, the village of Passy was a triangle formed by three streets: Grande Rue (now called Rue de Passy), Rue Basse (now called Rue Raynouard) and Rue de l’Église (now called Rue de l’Annonciation). This village was made up of vast plots of splendid parkland and majestic mansions. Today, Passy is one of the most highly sought-after districts of western Paris. It is known for its chic boutiques, theatre, cinema, covered market and famous delicatessen: La Grande Épicerie, which belongs to the same group of shops as the prestigious Parisian department store Le Bon Marché. The district is home to embassies and high-quality schools, so it is an especially prized area. From here, you can easily reach the main roads that lead out of the French capital. And public transport links are very close too, with a metro stop and a regional rail station nearby.

Description

The art deco edifice is part of a series of four townhouses, each of which has their own private garden. When you step through the front gate, you find yourself in an 80m² garden that features a horse-chestnut tree. The house, a property for which full ownership can be enjoyed, faces south. Its plain facade is typical of 1930s architecture, with large windows in surrounds that have discreet mouldings. A vast basement extends beneath the house. Down here, there is a utility room and a boiler room. This basement is currently used as an exhibition space. It could be turned into a bedroom or a games room. The ground floor is raised: a dozen steps lead up to it. These front steps take you to a 12m² terrace that extends in front of the lounge. An arched glazed entrance door with a wrought-iron grate leads into the hallway. This hall connects to the lounge, which leads out through a set of French windows that is three metres wide. The lounge features a working fireplace. At the far end lies a dining room beneath a glazed roof. It adjoins a spacious kitchen with a central island unit. A lavatory completes this ground floor. Most of the bedrooms, which are on the upper floors, face south. On the first floor, there is a bedroom with a floor area of more than 30m², as well as a bathroom, a separate lavatory, a walk-in wardrobe and an office, which could also serve as a bedroom. The second floor has three bedrooms, a bathroom, a lavatory and a walk-in wardrobe. On the third floor, there is a bedroom with a floor area of around 30m² and an adjoining bathroom. Lastly, the roof space, which is not currently used, could be converted to provide extra space at the top level. The heating comes from a boiler that uses natural gas. The house is rated “D” for energy efficiency. This guarantees that the home is fairly economical.

Our opinion

This delightful property is a unique gem, set in a prestigious district of Paris. Here, celebrities rub shoulders with famous families. The fine edifice blends harmoniously into its urban environment, made up of other splendid townhouses. The dwelling is especially elegant. The owner of the haute couture house Philippe & Gaston ordered construction of the home. In the interwar years, the reputation of Philippe & Gaston was like that of Chanel or Lanvin today. Straight lines and subtle minimalism combine to create a fluid, neatly designed whole, nestled in a lush backdrop. Yet what really makes this property rare and precious is its prime location. It is tucked away in the heart of the French capital’s 16th arrondissement, near renowned schools, excellent museums and luxury boutiques. Indeed, this home brings together all the criteria needed for a pleasant family life. In his memoirs, the son of today’s owner of this property wrote, “There was much love and tenderness inside that white house on Rue Singer”.
