Location

This property is located in a municipality with a population of more than 2,000, with all essential everyday shops and services, around twenty minutes from the medieval town of Dinan, in the est of the Côtes-d’Armor area, in Brittany. Rennes can be reached by train in less than 40 minutes from the station in Saint-Brieuc.

Description

The dwelling’s gate opens into a vast garden, in which the mill race runs along the south of the property. Alongside the road, the main residence stands to the north, followed by the mill. It was first used for milling wheat but was then transformed for tanning and underwent considerable alterations during the 19th century. It ceased to be a working mill in the early 1960s and was converted into a home. The building is made of rough-hewn blocks of granite and is punctuated with rectangular windows with ashlar surrounds. It includes a garden level floor, a raised ground floor and a raised attic level, all of which is topped by a long-sloped, slate gabled roof. The north and south facades display traces of several construction periods, particularly metal tie rods with visible round heads, plus a raised section of the elevations made of cob and half-timbering. The water mill building to the east houses two old spillways and a still functioning water wheel. This part of the buildings is made of brick and half-timbering.

The mill house


The ground floor
This raised level can be reached by a stone flight of steps. A landing leads to a living room with a dining area, lounge area and kitchen area. To the south, a window overlooks the mill race upstream and its wooded banks, while another window directly overlooks the waterwheel. The interior décor is graced with period wood strip flooring and exposed beams. Several trapdoors, which were previously used for the passage of the wheat or tanbark, are still in place, while the walls are made of exposed rubble stone. A bedroom, with an adjoining shower room and lavatory, stands next to the living room. On an intermediate level, one bedroom faces north and another to the south, each with an en suite shower room and lavatory. They also boast wood strip flooring and wallpaper.
The garden-level floor
This level can be reached directly from the gravelled courtyard and stretches along the entire length of the building. It is made up of a vast space with a storeroom, utility room and the mill’s machinery, including a transmission shaft and a control wheel. The garden floor level is connected to the ground floor via the house’s staircase.
The attic
This level can be reached by the period wooden staircase but has not been converted. It is bathed in light and boasts an impressive ceiling height. It could be transformed into several bedrooms, an office or a games room.

The water mill building

It is situated next to the house and has half-timbered facing to the south and brick facing to the north. It houses the almost 6-metre diameter wooden water wheel, fitted with forty approximately 1.80-metre-wide paddles. Today, it is still driven by the water in the mill race.

The grounds

They are situated entirely to the south and are made up of the gravelled courtyard and then a lawn running up to the banks of the waterway. They are dotted with lime trees as well as a weeping willow, a poplar and reeds.

Our opinion

Water is the dominant element in this former mill. The water wheel, the old spillways and the machinery are a reminder of the place’s working history, while the living areas today overlook the mill race and its tree-lined banks. In spite of successive transformations, the original edifice has retained its spirit, comprised of granite masonry, half-timbering and volumes still awaiting conversion. From the living rooms, the occupants’ gazes follow the waterway out towards the wooded landscape adjacent to the property, which is a unique one, where visible traces of a former activity remain, in a rural environment that is nonetheless close to essential everyday services.
