An apartment with a 111m² floor area, nestled in a listed 18th-century edifice
in Rennes city centre on the famous square Place du Parlement-de-Bretagne
Rennes, ILLE-ET-VILAINE brittany 35000 FR

Location

Rennes is a vibrant, attractive city. It is the administrative centre of Brittany. Rennes is also rich in history with an old centre and quaint, half-timbered facades. The square Place du Parlement-de-Bretagne was built in the 18th century as a royal square. An equestrian statue of King Louis XIV of France once stood in the middle of it. The square used to be called Place Louis le Grand, then Place de l’Égalité. The 17th-century Palace of the Brittany Parlement towers at one end of the square, overlooking it. Today, this square is an unavoidable site that links together the city centre’s southern and northern districts. It lies near monuments, cultural centres, shops, schools, public transport and amenities. There is a metro stop nearby. The city’s metro network quickly takes you to all the districts of Rennes. And a high-speed train station is just 10 minutes away via the metro. From this station, you can get to Paris in 1 hour and 30 minutes by rail. Rennes airport is only a 20-minute drive away. From there, you can fly to many cities in France and Europe. The charming coastal town of Saint-Malo and the beautiful Emerald Coast are just one hour away. And the enchanting Gulf of Morbihan is 1 hour and 20 minutes from Rennes.

Description

The edifice, built in the 1720s, stands on the east side of the square. The apartment is nestled on the third floor. On the ground floor, granite arches punctuate the facade. Above them there are two floors with tuffeau-stone elevations and, at the top, a mansard roof with another floor. Ionic pilasters also punctuate the facade. An entablature underlines the roof. On the first floor, balconies with wrought-iron balustrades lie in front of the windows. From the road, a Haussmannian-style double door of solid wood leads into a hallway with an old wooden staircase, a lift and a door that takes you out into an inner court.

The apartment

The apartment has four main rooms: an office, a lounge and two bedrooms. On one side, the entrance hall connects to the lounge, the office and a bathroom. On the other side, it leads to a kitchen, a hallway, two bedrooms and a shower room with a lavatory. The office and lounge face west. Through tall windows, they look straight out at the famous square Place du Parlement-de-Bretagne. These two rooms have kept their original decor, walls and flooring with ceiling mouldings, wooden panelling, old wood-strip flooring, a sculpted marble fireplace, a trumeau panel, panelled doors, door-frame mouldings and small-paned windows with fanlights. The bedrooms and kitchen face east, looking out at the inner court with a clear view of the rooftops of the historical heart of Rennes.

Our opinion

This large, elegant apartment, nestled on the third floor of a remarkable edifice, is a splendid gem. It lies in the vibrant historical heart of Rennes. The delightful dwelling would suit a family, yet it would also be an ideal second home. The property dates back to the 18th century. It is in good condition, though it could be freshened up to bring back the past splendour of its original decor. Its style is characteristically Haussmannian. The charming apartment faces east and west. It is bathed in natural light. Up here, looking down, you can admire an unrivalled view of the square, its boutiques and its famous Palace of the Brittany Parlement.
