Located in the Californie-Pezou district developed from the mid-19th century on a hill overlooking the Bay of Cannes at the eastern end of Cannes in the Alpes-Maritimes department. Formerly known as 'Little Russia' because of the Russian aristocracy who used to winter here, the district is now a sought-after residential area with elegant buildings set in often extensive wooded parks.
The apartment is located in a historic building, the former Hôtel Le Californie, built in the 19th century. It was refashioned as a residence in 1949 and listed as part of Canne's cultural heritage. It is a 15-minute walk from La Croisette, a 12-minute drive from the first beaches and an 8-minute drive from the train station.

Description

Built in 1876 by Laurent Vianay for an international clientele, the success of the hotel, frequented by kings and princes, writers and artists, prompted Stéphen Liégeard, who coined the term "Côte d'Azur", to write 11 years later, "There's no promenade more fashionable than La Californie.” The establishment became a residence after 1947, which was appreciated as much for its eclectic architecture as for its wooded surroundings. Its main facade, which is 100 metres wide, is built out of ashlar and is four storeys’ high. It was decorated by sculptor Ernest Pellegrini with medallions, palms, garlands, corner quoins and a canopy over the entrance door. The windows are mostly straight, though some are curved. Wrought-iron green-painted railings protect the balconies on the different floors. The roof, with two or four slopes depending on the part, is made of slate and tiles.
Residents have access to the almost 4 hectares of Mediterranean grounds surrounding the building, with a tennis court, dovecote and chapel, as well the building's communal areas, including a large period lounge with sea views and various relaxation areas. The apartment occupants also have use of two outside parking spaces.
This single-storey, garden-level property has five rooms, including three bedrooms with en-suite bathrooms. It boasts the residence's only private terrace, a paved, leafy, over 100 m² area with access from every room via high French windows topped by fanlights. This outdoor space, sheltered by a vegetation mound, forms the backdrop that can be seen out of each of the apartment's windows. The window frames show how thick the building's stone walls are. The four floors above don’t have a direct view of the terrace, as the balconies that span them obstruct any view from the neighbours.

The apartment

The apartment is accessed via a wrought-iron gate from the grounds of the residence, which opens onto the leafy terrace. The main entrance, protected by an alcove, consists of a hallway with built-in storage. Each room opens straight out onto the terrace through high glass doors, providing an easy link between the inside and outside. The entrance hall leads to a living room, which is followed by a dining room with an open-plan kitchen at the back. A first bedroom with a shower room is located after the kitchen and could be used to extend the kitchen area, which it is only separated by a partition from, unlike the other rooms, which have their original, thick walls. At the far end of the living room, a door opens onto a corridor that runs along the back of the apartment and leads to two further bedrooms and their respective bathrooms. The thickness of the walls has made it possible to integrate storage units and to curve the windows. The floors are covered with large flagstones, probably after renovation work. A small utility room, accessible from the outside, completes the property.

A palatial lifestyle in one of the most sought-after locations on the Côte d'Azur: that is what you will have in this beautiful, spacious flat in a prestigious 19th-century residence, less than 10 minutes from the Cannes’ seafront. The imposing ashlar building stands in the middle of vast, magnificent Mediterranean grounds created in 1876, complete with a chapel, tennis court and other recreational areas. The communal areas of the former hotel, which residents also have access to, add considerably to a quiet pleasurable life up above the city. The comfortable apartment has a large, private, discreet terrace, separated from the grounds and protected by a tree-lined hillock, with a beautiful display of greenery.
