Colmar is a city in the south-east corner of France’s Grand Est region. It is the capital of Alsatian wine. The city is renowned for its houses with sculpted, embellished timber framing, for its Christmas market and for its Musée Unterlinden museum where the famous Isenheim altarpiece is displayed. The property lies in a neighbourhood in the south of the city that is known for its upper-middle-class houses. It is a three-minute walk from schools and 15 minutes from the city centre and Colmar’s high-speed train station, from where you can get to Paris in 2 hours and 20 minutes by rail. You can reach Strasbourg, Mulhouse, Freiburg im Breisgau and Basel and its international airport in less than one hour by car or train. Picturesque villages along the Alsatian wine trail on the foothills of the Vosges mountain range can be reached in less than 10 minutes.
Description
The house
The house offers a floor area of 420m². It has a ground floor, a first floor and a second floor. The dwelling includes a lounge with a dining area, a games lounge, a large kitchen, four bedrooms, a cinema room, a steam room, a self-contained studio apartment, five bathrooms and many storage spaces. Air conditioning has been installed in all the rooms.
The ground floor
The house’s oak front door leads into a hallway that connects to a 58m² lounge with a dining area. This living room is bathed in natural light from six windows, which face a terrace eastwards, a sunken court southwards and a swimming pool westwards. The floor is adorned with natural limestone tiles. A kitchen adjoins the lounge. It has a central island unit and a floor area of around 34m². A sliding picture window takes you from the kitchen out to the garden’s east side. A pantry leads back to the entrance hall. On the other side of the hall, inside an extension dating back to 2016, there is a games lounge with a floor area of around 33m². It has dark oak strip flooring and a fireplace insert. It faces the garden’s main area on the west side. The ground floor also includes a guest bedroom, a shower room, a cloakroom and a lavatory. From the hallway, you reach the first floor via a staircase made of natural limestone with a finely crafted iron balustrade that features wrought, gilded leaves and an elegant handrail ending in volutes.
The first floor
The staircase leads up to a corridor. This corridor connects to a first bathroom and a storeroom beside it, then to a lavatory and a bedroom. The bedroom faces south and west and has a walk-in wardrobe with a west-facing skylight. A second bedroom lies beside the first one. It faces west and looks down over the swimming pool and the garden’s main area. On the north side, next to another lavatory, there is a large, high-ceilinged bedroom with exposed beams. It leads out onto a balcony. This bedroom has a storage space and an en-suite bathroom with a shower. Oak strip flooring extends across the whole of this first floor.
The second floor
You reach the second floor via a wooden staircase with the same finely crafted balustrade with decorative leaves. Up here, there is a games room with sloping attic walls and oak strip flooring. A large roof window fills it with natural light. A loft space that has not been converted lies above the large first-floor bedroom.
The basement
The central staircase leads down to the basement. A corridor connects to a steam room with light therapy equipment, a fitted utility room, a cinema room, a lavatory, a boiler room and two storerooms. At the end of the cinema room, a door leads to an extra space, which connects to a sunken court where a flight of steps leads up to the swimming pool terrace. This extra space is a studio apartment made up of a bedroom, a shower room and a lounge with a kitchenette.
The outhouse
The outhouse was built in 2016. It is divided into two sections: a garage and a pool house.
The swimming pool
The swimming pool lies between the house and the outbuilding. It was built in 2016 and is surrounded by a poolside area of stone slabs and shrubs. It covers a rectangular area of around 42m².
The garden
The garden covers around 1,430m² and is mostly made up of lawns that surround the house. Many trees and shrubs of different varieties hide the house from the road and from the neighbouring properties, giving it privacy.
Our opinion
This delightful dwelling near the city centre of Colmar and its train station offers rooms that are both elegant and practical, designed for comfort and pleasure. It is the perfect family home. The bright basement studio apartment, which can be easily separated from the main dwelling, makes flexible use possible. And the tree-dotted garden gives you absolute privacy here.
