Location

Within the western part of the PACA region and in the middle of the Vaucluse department, the property is located in Carpentras, the former capital of the Comtat Venaissin enclave, boasting remarkable cultural and historical heritage, such as the Inguimbertine library-museum, which has turned the city into one of the region’s cultural hubs.
With a prime address thanks to its proximity to the town’s historical downtown area, as well as all shops, services and educational establishments, accessible on foot, the property is also near the Mont Ventoux Regional Natural Park, located to the north of the city.

Description

Facing north-south, which ensures plenty of natural light for its many interior spaces, the four-storey house, built in the 19th century, extends over nearly 285 m², while, from the street, it is accessible via double doors, topped with a fanlight and surrounded by stone, which is, in turn crowned with a small stone balcony, safeguarded by wrought-iron railing.
Featuring light-colour plaster, which helps soften the dazzling Provencal light, its understated main façade exudes a certain standing, thanks to its proportions, symmetry, low arched ground floor windows and doors, white plaster window/door surrounds as well as its regularly aligned ashlar stone quoins.
Organised into four bays with minimal decoration, its recent large-paned windows and doors are primarily rectilinear and symmetrical, with moulded stone surrounds and wooden louvred shutters painted light blue, while the edifice, completely restored, has not only preserved the spirit of a city dwelling, but has also incorporated many modern touches, such as a specific colour palette that is used to differentiate each room.
Last, but not least, to the south, the property features a garden bordered by a small swimming pool, which creates a relaxing, cool space, essential for this region.

The Dwelling


The ground floor
The solid wood entrance opens on to a long dual-aspect hallway, featuring white walls decorated with yellow highlights, which extends all the way to glass double doors that open on to the garden in the back. As for this hallway, with stone floor tiles, it communicates, on the left, with an initial room currently used for storage and, on the right, with a wardrobe, while, further on, the hallway provides easy access to the rest of the dwelling: to the left, a lift ascends to each floor, and, to the right, a wide stairwell acts as a central link to the house’s different levels.
Past the lift, a door opens, to the left, on to a sunny room (approximately 22 m²), with glass double doors and its own shower room. Now used as a painting studio, it could be converted into a bedroom, whereas a small kitchen, abutting a study on the right, is currently utilised as an area for preparing pigments and canvases.
The first floor
Accessible via glazed wooden double doors, a large stone staircase, safeguarded by a wrought-iron bannister, ascends to the dwelling’s three upper levels. On the first floor, a dining room (of approximately 10 m²) with a parquet floor, communicates with a double living room (of nearly 26 m²), with stone floor tiles, which opens, via two pairs of glass double doors, on to a flagstone patio, while a cased opening in the living room provides access to the fitted kitchen (of approximately 14 m²), with a parquet floor, as well as the landing.
The second floor
With stone tile floors throughout this level, the landing provides access, on the left, to a study, as well as a bedroom with its own bathroom, while, on the right, it communicates with two other bedrooms. The first is spacious and comes with its own private shower room, whereas the second, smaller in size and painted a rich Klein blue, is also paired with its own shower room.
The third floor
The staircase ascends to the last floor where a landing opens on to an immense bedroom (of approximately 26 m²) with white and mauve colour walls, a terrazzo marble floor, a bathroom in which the installation of a sauna has been planned, as well as a large wardrobe. Directly accessible from this room, a small wooden terrace, safeguarded by wrought-iron railing, creates a private space for relaxation, partially sheltered from view as well as the sun.

The Summer Kitchen

Located in the garden, between the dwelling and the swimming area, an independent building, of approximately 20 m², with plaster-coated stones, a flat interlocking tile roof and cement floor tiles, contains a small and, yet, well-organised and functional, fitted summer kitchen, as well as a utility room and a boiler room.
In addition, a service staircase provides access to the dwelling’s first floor and communicates directly with the kitchen, while a flagstone patio, where a table for al fresco meals could be easily installed, skirts this small edifice.

The Walled Garden

Situated to the south of the dwelling, extending over approximately 250 m² and enclosed by regular or low stone walls, the garden is divided into two sections: an initial flagstone patio, shaded by a magnificent lime, is ideal for al fresco dining with the summer kitchen on its western side, while a second space, slightly elevated, accessible via a wrought-iron gate and planted with jasmine, climbing roses, oleanders, lavender and rosemary, includes a swimming pool, in excellent condition, surrounded by a stone deck.
