Location

The house lies in France’s beautiful Mayenne department, in the Pays de la Loire region. Near the property, there are shops and amenities, as well as schools, a chateau and a renowned horse-racing course. The city of Laval is only 35 minutes away. From its train station, you can reach Paris by high-speed rail in less than 1 hour and 30 minutes. You can also reach a range of other French cities by rail. By car, the cities of Rennes and Nantes are respectively 1 hour and 10 minutes and 1 hour and 30 minutes away.

Description

The house’s roadside facade faces south-east and its rear elevation north-west. To the north and west, the dwelling is edged with a garden, which you can reach from the road via a gate. The house has a basement, a ground floor, a first floor and a second floor in the roof space. Its elevations are made of rubble schist and are coated with lime rendering. The front and rear elevations are punctuated with cornices, stringcourses and quoins, all made of tuffeau stone. The rectangular edifice is a single unit with a hipped roof of local slate. Two red-brick chimney stacks rise up from the roof. A garage and storehouse adjoin its east side.

The house


The ground floor
From the street, a south-east-facing entrance door leads into a hallway, which connects to all the ground-floor rooms. A wooden staircase leads upstairs from this hall. The hallway has a floor of cement tiles laid in a two-tone checked pattern. On one side, there is a large lounge with a tuffeau stone fireplace, exposed ceiling beams and a tiled floor. On the other side, there is a dining room with a linoleum floor and a tuffeau stone fireplace with a timber mantelpiece. This dining room connects to a kitchen, which has exposed ceiling beams and a tiled floor. A door leads out from this kitchen to the terrace and garden. Another door leads to a scullery with a lavatory and an adjoining garage.

The first floor
A landing connects to two garden-facing bedrooms and two street-facing bedrooms. Two of these bedrooms have taps. Three of these bedrooms have terracotta-tiled floors. The fourth one has a wooden floor. The landing also connects to a bathroom with a linoleum floor. Beside it there is a lavatory.

The attic
The staircase leads up to the loft. Skylights fill this loft with natural light. The floor up here is covered with terracotta tiles. There is a washbasin on this top level too.

The basement
The basement extends beneath the whole house and follows a similar layout, with four rooms spread over both sides of a central hallway. One of these rooms houses a heating oil boiler. Another room houses a tank and has a basement window. Two separate doors lead down to the basement: one from inside the house and another from the garden.

The garage

You can easily enter the garage from the road that runs in front of the house. It has enough space for two cars. This garage has rendered breeze-block walls and a loft beneath a slate roof.

The garden

The garden lies at a level that is slightly lower than the house. You reach it via a covered wooden terrace beside the ground-floor rooms. The lawn has an old well with a slate roof, a cast-iron fountain and many trees, including laurels, bamboos and apple trees. Further on, there are some evergreens, including pines, cedars and firs. The whole garden covers around 1,400m².

The storehouse

The storehouse is made of breeze blocks. It includes a storeroom and a tool shed.

Our opinion

This upper-middle-class dwelling near the charming city of Laval is emblematic of 19th-century provincial architecture in France. It is bright inside and its rooms are comfortably sized. With its spacious reception rooms and four bedrooms, this edifice would be the perfect family home. And it is ideally located too, near major roads and the main cities of north-west France. The interior of this fine edifice could be freshened up somewhat, with touches of modern comfort added to the dwelling. And the vast, tree-dotted garden is a lush oasis of calm.
