in the heart of a village near Tours
Tours, INDRE-ET-LOIRE center-val-de-loire 37000 FR

Location

The property is located in a commune on the banks of the Cher in Touraine, a region known as the 'garden of France'. The river, with its needle dams and lock houses, is best known for the emblematic building that spans it at Chenonceaux. The village with its shops, schools and doctor's surgery stretches along the river and is overlooked by the castle where the Edict of Nantes is said to have been signed.
Tours is 15 minutes away, the TGV station is 10 minutes away, and Paris is under 1 hour by train.

Description

The property is situated at the foot of the church and the castle, in the heart of the village. An iron gate protects the property from prying eyes from the street and opens onto a garden planted with trees and a wooded area on the hillside, as well as cellars cut into the rock.
A gravelled driveway leads to the main house and a large lawn next to the guest house opposite and the workshop after. The two rubble stone buildings with carved tuffeau stone surrounds are harmonised with each other in terms of their size, their gable roofs with Jacobean dormer windows, and their rendered facades covered in vegetation.
To the rear of the main building, a gravel courtyard with flowers all around leads to a modest house. Finally, at the end of the garden, at the foot of the wooded hillside, a brick vault provides access to the cellars.

The main house

Facing east-west, the main house consists of two buildings set at right angles to each other, which are now connected: the original 17th century house and the barn. The walls are rendered on the garden side, and have exposed stonework on the courtyard side. The slate gable roofs feature attic dormers on both sides.

The ground floor
The entrance is at the oldest part of the house. The hallway, fitted with storage units and lit by a glass door that opens onto the courtyard, leads to a living room with a solid wooden staircase. The room still has its exposed joist ceiling, terracotta tiled floor and tuffeau stone fireplace. It opens onto the old barn, which contains the kitchen with its central island, and a sitting room with a wood-burning stove. The windows on three sides let in through light. Access to the garden and terrace, which is sheltered by an arbour, is through a large glass door. Here too, the joisted ceiling is left, and old terracotta tiles cover the underfloor heating. A shower room with zellij-tiled walls and toilet, as well as a utility room, can also be accessed from the entrance hall.
The upstairs
The staircase leads to a large landing that is currently used as a television room. The framework is visible on all of the rooms on this floor. The floors have French parquet flooring. Opposite, a first bedroom lit by two dormer windows is completed by a shower room entirely tiled in mosaics. A corridor leads to the toilet, a bathroom with a tiled floor and the master bedroom. With its three windows and white walls, this very bright room is fitted with storage units that cover the entire wall, framing the door that is cleverly hidden amongst them.

The guest house

Facing due east, it has the same architectural features as the main building. Topped with wooden lintels, the windows are protected by half shutters. Two dormer windows are set in the flat-tiled roof. On one of the gable walls, an external stone staircase leads upstairs. A climbing rose grows up around the wooden entrance door.

The ground floor
The two doors on the ground floor, one on the facade and the other on the gable, open into two adjoining rooms. The floors are covered in terracotta tiles and the ceilings have exposed joists. From the main room with its tuffeau stone fireplace, a door leads to a toilet with a washbasin. A staircase leads up to the first floor.
The upstairs
The landing, which is currently used as a bedroom, leads to a bathroom and a second bedroom, which is also accessible via the outside stone staircase. The bedroom floors are carpeted. The bathroom is covered in black and white chequered tiles.

The studio

An outbuilding has been converted into an artist's studio with a glass roof running the full length of the building. It has a cement floor. The slate roof has two skylights in it, providing plenty of natural light.

The outbuilding

A small house with a single slate roof runs along the courtyard. It has just one room which is currently used as a cellar. It has a tuffeau stone fireplace and the floor is covered with terracotta tiles. An outside stone staircase leads up to the attic.

The cellars

These are dug into the hillside and are various sizes and have different. uses The caves are accessed via a stone staircase under a low brick arch. An underground passageway, which is now blocked off, would once have led to the castle from the other side of the street.

The garden

Extensively planted with flowerbeds and shrubs, it extends as far as the wooded hillside. The fig and olive trees enjoy the sun, while the holm oak and the vine-covered arbour provide shade and coolness. Roses, peonies, hydrangeas, wisteria and other flowers are planted everywhere.

Our opinion

Beyond the gate, the wooded garden forms such a large screen of greenery that it is almost possible to forget that the property is actually in the heart of the village. The only reminder of its closeness to neighbouring buildings is the view of the castle and church. Although Tours and the TGV station are close by, it still feels very much a country house, with its well-tended vegetation, its buildings reminiscent of farmhouses and its peaceful setting.
The quality of the renovation work carried out on the main house means that you can move into a comfortable, calm, simple and elegant space with complete peace of mind. The outbuildings have a wealth of possibilities, and together with the house, they form the ideal setting for a family looking for more space or for an artist inspired by the surroundings.
