In the southwest of the Var department, between Toulon and Hyères, Le Pradet, facing a remarkable coastline made up of unspoilt coves, fine sandy beaches and a port, has been able to preserve its Provencal village charm, while, nestled between the sea and hillsides, rather verdant on its northern, eastern and southern outskirts, the town attracts water sport enthusiasts as well as hikers who want to discover the coastal paths overlooking the Mediterranean.
With the bay of Garonne outlining its western contours, the village’s centre features small shops, picturesque streets and shaded squares, whereas, from the dwelling, it is accessible in five minutes by car, as are the nearby supermarkets. In addition, the Toulon high-speed rail station can be reached in 25 minutes, just like the Toulon-Hyères airport, whereas the Marseille-Provence airport is one hour and 15 minutes away.
Description
As for the garden, it is meticulously landscaped into terraced levels around the two-storey dwelling, the latter of which, designed with a Mediterranean look, displays a palette of warm tones and, specifically, yellow ochre, while the dwelling’s understated exteriors, highlighted by its orangey barrel tile gable roof, are cadenced by wide, rectilinear double-glazed windows and sliding glass doors, safeguarded by green painted shutters.
Constructed in the 1970s and completely restored in 2022, the dwelling comes with two heat pumps, which are used to cool and heat both the bedrooms and living areas, as well as a fireplace with a wood-burning stove, whereas the dwelling, with a floor area of approximately 177 m², was designed with a ground floor laid out around a dual-aspect living room and bedroom, a garden level with three bedrooms as well as a self-contained studio flat and, finally, a patio to the west with partial views of the sea.
It should be noted that a permit for an expansion of more than 70 m² was granted in 2019, authorising the construction of a bedroom, a shower room and a rooftop terrace, which would provide a breath-taking panorama of the Mediterranean.
The Dwelling
The ground floor
The entryway, lined with a built-in wardrobe, made out of salvaged walnut and accessible via two louvred doors, opens on to a dual-aspect living room of nearly 60 m², facing east-west, whose pale parquet floors, white/dark sage green walls and earthenware floor tiles around the base of the painted brick fireplace with its wood-burning stove, were chosen during the renovation for their decorative simplicity and contemporary elegance. As for the fitted and functional corner kitchen, it was decorated with the same colour palette and features a wood and wrought-iron minibar, earthenware floor tiles and black cupboard doors.
Extending on from here, a patio, of approximately 30 m², is shaded by a trellis and provides partial views of the sea, whereas, lastly, the ground floor also features a bedroom with parquet floors, its own private patio – tiled and bordered by a terracotta openwork screen – as well as an immense wardrobe, a lavatory and a shower room with contemporary fixtures.
The garden-level floor
From the ground floor, a masonry staircase with wooden steps and risers decorated with earthenware tiles provides access to the lower level, with tile floors throughout, which includes two bedrooms, a utility room, a shower room and lavatory.
In addition, on this same level, a self-contained studio flat, with approximately 30 m² and tile floors, is accessible from the outside via a sliding glass door and contains a room with a kitchenette, a shower room and lavatory.
The Garden and Swimming Pool
Extending over nearly 550 m², it has been landscaped into several different successive spaces: on the property’s upper section to the east, dry stone walls, teak patios, a swimming pool with a natural wood deck and other landscaped areas, shaded by cork oaks, come together to create a private and peaceful refuge ideal for relaxation, while the sun, filtering through the trees, creates Impressionist-like iridescent shadows on the patio’s wooden slats.
Bordered by a stone wall on one side, the 6 x 4-metre quadrilateral swimming pool is lined with beige and golden tiles, while a nearby shed, making it possible to store the garden’s and pool’s equipment, is extended by a summer kitchen under the same tile roof.
As for the western side of the garden, a flagstone area spreads out around the base of the wooden patio, whereas, the property’s northern section is blanketed in lawn and planted with trees.
Our opinion
Nestled within its calm and verdant environment, this simple and cheerful villa, warmed by the dazzling and benevolent sun, with views of the nearby sea and hillsides, was restored in 2022 with a contemporary, elegant and minimalist style, while the furnishings and materials chosen (wood, iron, earthenware tiles) create a modern and warm ambiance in all of its rooms.
Whether inhabited throughout the year or simply during holidays, each and everyone will find what they are looking for under the shade of the property’s cork oaks, next to the swimming pool or on the patio with its partial sea views, whereas, in addition, a building permit was granted in 2019 and authorises the construction of a rooftop terrace with 180° vistas of the Mediterranean. Swimming in the sea or pool, hiking along the coastal paths or spending evenings at Le Pradet’s many restaurants: these are just a few of the activities that await the future occupants of this delightful and intimate villa.
