Location
Le Beausset is a small town with around 10,000 inhabitants. It offers shops and amenities for everyday needs. The town is nestled at the foot of a hill: Le Beausset-Vieux. In Roman times, this hill was used to keep watch over the road between the cities of Marseille and Toulon. The nearby towns of Évenos and Ollioules served the same purpose on the road that leads to Toulon through spectacular gorges. The property is ideally located in a raised position and a calm spot, 1.5 kilometres from the town centre. It looks down over the valley and faces the villages of La Cadière-d'Azur and Le Castellet. It is not far from a motorway, which takes you to the delightful Bandol beach in under 15 minutes, to Marseille international airport in one hour, and to Toulon in 20 minutes. From the high-speed train station in Toulon, you can reach Paris in four hours by rail.

The house
The ground floor
From the terrace, you enter the house via a recently made conservatory that forms an entrance hall. This hallway connects to a fitted kitchen that takes you into an extensive lounge with a floor area of around 65m². This whole space was made by removing partition walls that separated the old kitchen and a bedroom. Only a pillar with stone facing and a breakfast bar divide the open space that resulted from this major redesign. The space is bathed in natural light from eight openings: windows and glazed doors on three sides, making the room remarkably bright. The terracotta-tiled floor is patterned, the walls are painted white, and pale exposed beams run across the ceiling. The windows are arched and double-glazed. The ambience is cosy, though the space looks outside with a panoramic western view. From the lounge, a corridor connects to a large, virtually new shower room with a lavatory, then to two bedrooms, an office that could be used as a children’s bedroom, and a second shower room that is smaller than the first one. The flooring in the bedrooms is made of the same material as in the lounge. The largest bedroom and the office have windows on two sides. All the bedrooms have clear views of the surroundings.
The basement
The basement includes a guest apartment with a floor area of over 40m² and a large cellar with a floor area of around 20m². You enter the apartment via a broad sliding glazed door on the east side. This door leads into a bright lounge with an open-plan fitted kitchen. The materials are plain and pale. The room is comfortable. The bedroom beyond it is filled with natural light from two windows: one on its west side, the other on its north side. Between the lounge and the bedroom, there is a small shower room with a lavatory. The cellar is large and in good condition. It does not have any windows. It could be turned into a bedroom or it could house a staircase to link the apartment to the rest of the house.
The garden
The garden is rectangular and faces east and west. It is a terraced garden with two main retaining walls of stone. The largest level includes the house, its terraces, the pool and a parking space. The other one, slightly lower down, is at the same level as the guest apartment, another parking space and a wooden shed for gardening tools. You get from one level to the other via a sloping drive on the east side, a beautiful flight of dry-stone steps on the west side, and a few steps near the house. The swimming pool is huge, yet the garden hides more private nooks, like a secret terrace for the apartment and shady or sun-kissed spots, from most of which you can admire the panoramic west-facing vista.
Our opinion
This splendid dwelling is a rare gem with many openings that lead out into its wonderful garden. It is a medium-sized home yet it offers huge potential for development: an extra floor could be created upon it and the guest apartment could be linked to the main section. The Mediterranean coast is less than 15 minutes away, but the large swimming pool here invites you to dive into refreshing coolness on the property and laze around it with friends and family members. The property’s most precious asset is its commanding position: here you can admire an unrivalled sweeping vista of the spectacular surroundings. Whether from the spacious lounge, the bedrooms or the many terraces, you will never tire of this beautiful view that changes as the sun follows its path to a magnificent sunset.
