Location
This property is located in a seaside resort renowned for its fishing harbour, on the coast of the Penthièvre sector, in the Côtes-d’Armor area in Brittany. It is approximately 30 kilometres from Saint-Brieux and 20 kilometres from Lamballe, as well as near to Pléneuf-Val-André plus Cap Fréhel with its walking trails and La Latte fortress. The town-centre can be reached on foot and boasts all essential everydat shops and services. The TGV railway station in Lamballe is 20 kilometres away, putting Paris within 2 hours 15 minutes’ reach, while Saint-Brieuc is 30 kilometres away. Description
The house stands in the middle of the plot and was built in the late 19th century in sandstone and brick, in the style of a two-section seaside residence with an L-shaped layout and gable end facade. A protruding section boasts a double level bay window topped by a balcony. It is mainly made up of rough-hewn sandstone with red brick quoins, window as well as door surrounds, string courses and high chimney stacks. The steeply sloped slate gabled roof is fitted with zinc ridge caps and is punctuated by gable dormers with triangular pediments. The perpendicular protruding section with a balcony also has a steeply sloped gabled roof with slightly overhanging eaves, plus a discrete cornice underlined by exposed joists under the fascia.
The house
The garden-level floor
This level can be reached via the house’s southern entrance and is on the same level as the patio and swimming pool. An entrance hall opens into a hallway with cupboards and a lavatory, as well as the period wooden staircase climbing to the top floor. Off the corridor, there is a north-to-south, dual aspect, almost 40-m² lounge/dining room, prolonged by a bay window with a 180° view of the sea, the large beach and town-centre. The room is bathed in light, possesses wood stripped flooring and includes a white marble fireplace, typical of the bourgeois edifices of its time.
The hallway also leads to a bedroom with sea views, boasting an adjoining en suite bathroom with a lavatory. The modernly decorated bedroom with cupboards and pastel shades, still boasts the original solid wood stripped flooring. On the other side of the entrance corridor, there is a separate fitted kitchen equipped in line with modern tastes, in which there is a period red and grey marble fireplace. It opens into a single level extension used as a summer dining room into which light streams through large picture windows. It is oriented north-south, looking towards the sea to the north and overlooking the patio and swimming pool to the south.
The first floor
This level is made up of a landing that is bathed in light leading to four bedrooms with exposed, painted trusses. There is period wood stripped flooring throughout. Wallpaper adorns the walls, while the period wooden doors still have their original porcelain doorknobs. Two of the bedrooms enjoy views of the sea and one is prolonged by a balcony boasting a panorama including the nearby main beach and town-centre. The rest of this level includes a bathroom with a lavatory as well as a shower room with a lavatory, both of which have tiled walls.
The ground floor
This level was previously used as a doctor’s surgery and can be reached via an entrance on the northern side of the house or by a staircase from the garden level floor. There is tiling throughout this volume and it is made up of a vast central corridor leading to the doctor’s surgery, a bedroom, an office, a cellar, a storeroom, a utility room and a lavatory. This space requires refurbishment to suit its planned future purpose, as an apartment for guests or a home office for a freelance profession, for example.
The outbuilding
The former stables are currently made up of a large room used for storage and a lavatory, above which there is a loft awaiting conversion. Next to it, there is the former garage that is also currently used for storage as well as a workshop that houses the technical facilities for the swimming pool.
The garden
The garden surrounding the house includes a parking area on the street side of the property. A large yet discrete car-port has the capacity to easily house a car, motorhome or boat. To the south, sheltered from view thanks to mature hedges and a tall Lebanon cedar, there is a patio paved with stone slabs, housing a wooden dining area. Slightly raised above the patio, between boxwood hedges and agapanthus, there is a swimming pool with a border of sandstone pink tiling that is bathed in sunshine but away from prying eyes.
Our opinion
This late 19th-century seaside residence situated in the emblematic maritime setting of the Penthièvre sector’s coastline boasts sea views and is within easy reach of the beaches and town-centre. Its architecture is typical of seaside holiday resorts and features spacious rooms as well as a bay window facing the sea. The property could be just as ideally suited to use as a main residence or a holiday home, thanks to a layout conducive to accommodating family or guests. The garden level floor and outbuilding provide additional space to be converted in keeping with the intended purpose of the property.
