Avranches, MANCHE lower-normandy 50300 FR

Location

The house lies in Normandy in a charming village with only 800 inhabitants, beside the famous salty meadows of Mont-Saint-Michel Bay. There is a town with 10,000 inhabitants only a 10-minute drive away. This town offers shops and amenities for everyday needs, as well as a train station. Paris is only three hours away, by rail or by car via the A84 motorway. Another town is only 25 minutes away. It lies by the sea and has 13,000 inhabitants. This town also offers shops and amenities, as well as a train station. From this station, you can reach the French capital in three hours by rail.

Description

A wooden gate by a village lane leads into the property’s court. There is a second gate lower down on the plot too. A granite path leads across the gravelled court to the house’s glazed entrance door. The dwelling is rectangular and west-facing. It has a ground floor and a first floor. Its gabled slate roof has dormer windows. The edifice is made of rubble stone with pointing. The eastern elevation has small-paned windows on either side of the entrance door. These windows are fitted with shutters. There is also a garage door. The western elevation is punctuated with French windows, two small-paned windows and a rear garage door. The north and south elevations are rendered and have windows on both levels. A grassy garden enclosed with a hedge extends on both sides of the court. This grassy garden extends around the house with lush, generous outdoor space that looks out at the bay.

The house

The ground floor
The entrance door leads into a hallway. A glazed double door with small panes leads into a lounge and dining area. In the dining area, a granite fireplace faces French windows that lead out onto the garden terrace. The lounge is filled with natural light from a window facing the same way. The rooms have oak strip flooring. From the entrance hall, a door leads into a kitchen, which is fitted in one corner of the building and has an east-facing window. A door leads to a bedroom or office with a south-facing window. From the hallway, a corridor connects to a bathroom, a lavatory and a bedroom with a west-facing window. At the end of the corridor, a door leads into a garage. This garage has a boiler and a storage space.

The upstairs
A staircase leads up to the first floor from the hallway. A landing takes you to a corridor that connects to two first bedrooms. One looks out at the bay to the west. The other one looks north and takes up the front-to-back depth of the house. A spare room faces east. A roof window fills it with natural light. There is a lavatory and a bathroom on the other side of the landing. A corridor then leads to a third bedroom, filled with natural light from two windows that face west and south. This room also takes up the front-to-back depth of the house.

The garden

The grassy garden is dotted with trees that are spaced out enough for you to admire a sweeping vista of the bay. Clusters of plants of different varieties grow beside a rectangular granite trough that stands in one corner.

Our opinion

This simple yet elegant Norman house offers unrivalled views of Mont-Saint-Michel. The famous bay of Mont-Saint-Michel extends around the property: the vistas stretch to the horizon with a range of hues that recall the marine paintings of Théodore Gudin, who immortalised the legendary abbey surrounded by the sea. The delightful dwelling has authentic charm and blends harmoniously into the village and the countryside. Many windows fill the reception rooms and bedrooms with natural light. From the bedrooms, you can admire the panorama outside. This haven would be ideal for family life. The house was recently the subject of plans for a potential redesign. It could be remodelled according to your own tastes and desires.
