Location

The property is situated between the towns of Sélestat and Colmar, 15 and 20 minutes away by car, respectively, along the Alsace Wine Route in the village of Zellenberg. Surrounded by vineyards, specifically, those producing Froehn Grand Cru wines, and perched on a hill, the village includes several historical elements, including the vestiges of medieval fortifications and many traditional half-timbered houses, while essential shops for everyday life, restaurants as well as upper and lower secondary schools can be found in the town of Ribeauvillé, three kilometres away.
In addition, the Haut-Koenigsburg chateau is only 15 kilometres away, whereas the cities of Strasbourg, Basel with its international airport, as well as Freiburg and Mulhouse can be reached in a little less than one hour by car and the high-speed rail station in Colmar provides train service to Paris in two hours and twenty minutes.

Description

The property, located up in the heights of the village, near the site of the former chateau, is accessible via a pedestrian door to the north and a gate to the south, while the former opens on to a cobblestone pedestrian path and the latter gives on to a patio, which is extended by a tree-filled garden to the south and the main dwelling to the east.
As for the dwelling, built in 1690 and featuring three to five storeys, it is flanked by a corner tower from 1315, recognised as a regional historical monument and a vestige of the former fortified enclosure, whereas the dwelling has been divided into six distinct sections, converted into either flats, holiday accommodations or guestrooms.
With an inhabitable floor area of approximately 670 m², the dwelling is crowned with a “Biberschwantz” or “beaver tail” tile hipped roof, the tower is topped with a hexagonal chapeau, while an outbuilding is located next to the entrance gate and the garden is surrounded by vineyards.

The Main Dwelling

With lime-plastered exteriors, except for the tower, built out of pointed pink and yellow Rouffach sandstone, the dwelling’s window and door surrounds feature pink sandstone from the Vosges, while its double-glazed windows on its two lower floors are safeguarded by wooden shutters.
In addition, arrowslits, on the tower’s ground floor and second storey recall the edifice’s original defensive purpose, whereas six hanging dormers and seven gable dormers provide plenty of natural light for the main dwelling’s attic level.


The ground floor
The foyer provides access to the large drawing room, featuring an ornate ceiling and a traditional Alsatian earthenware stove called a “kachelofe”, while glass double doors open on to a wooden, wraparound covered balcony, which provides unobstructed views of the surrounding vineyards, the Alsace plain and the Black Forest. Next to the drawing room, a bedroom also features access to this balcony, whereas, following on from here is a study, extended by a library in the corner tower, a dining room and an adjacent kitchen, facing south.
With a bathroom, a lavatory and a small corridor rounding out the rooms in this flat, another corridor provides access to a utility room and a machine room for this floor and, further on, an independent entrance communicates with a second dining room, with pointed stone walls, a cast-iron wood-burning stove and a lavatory.
The first floor
From a separate entrance, a wooden staircase ascends to fully operational holiday accommodations, made up of a living room with an open kitchen, two bedrooms and a bathroom. Towards the east, a hallway leads to three guestrooms, each featuring their own private bathroom as well as panoramic views over the neighbouring vineyard, the Alsace plain, the Black Forest and the Vosges Mountains, while one of the bedrooms is extended by a sitting room located in the tower and, lastly, a fourth bedroom also comes with a private shower.
The second floor
Located under the eaves, it includes, on one side of the landing, fully operational holiday accommodations, featuring a living room extended by an open kitchen, a bedroom, a bathroom and a lavatory, while, on the other side of the landing, a flat is arranged around a central hallway, which provides access to a large living room, an open kitchen, the latter of which is extended by a room in the tower, as well as two bedrooms, a bathroom, a lavatory and a storeroom.
The basement
Made up of an immense room corresponding to half of the edifice’s floor area, from here, a staircase leads to a second basement level, featuring a circular room in which a tasting room was created.

The Outbuilding

Located near the entrance gate and patio, it includes a summer kitchen and a boiler room.

The Garden

From the patio and along the dwelling’s southern exterior, it descends eastward over approximately .1 hectares, while several fruit trees were planted on its lower section, where a garden shed can also be found along the property’s border.

Our opinion

Sheltered from all disturbances, this charming property reveals its full potential within a verdant and desirable setting, while, here, architecture and landscape come together to create a balanced and relaxing composition.
As for the Alsatian dwelling, tastefully renovated according to standard practices, it enjoys a prime and peaceful address in the middle of a village, the latter of which offers a pleasant living environment, whereas everything here participates in making this dwelling a tranquil retreat, providing a relaxing and enjoyable lifestyle.
In addition, the layout of its rooms gives its future occupants the possibility of keeping its current configuration or adapting it to a number of different options, such as transforming it into a family home, a long-term rental or even a shared housing project, while the village’s location, within close proximity to the many hiking trails that snake their way through the Alsatian portion of the Vosges Mountains, represents a considerable and additional bonus.
