Location

In the heart of the Loire region, in the northern part of Maine-et-Loire, the building is located in the centre of a village, next to a church surrounded by a garden planted with old lime trees. Just 5 minutes away, on the banks of the river Sarthe, there is a market town with all the shops and services needed for everyday life, as well as a secondary school.
The historic town of Château-Gontier is around 20 minutes away. Laval, the capital of the Mayenne region, can be reached in around 35 minutes, Sablé-sur-Sarthe in 20 minutes and Angers in roughly 40 minutes. All three towns offer TGV high-speed train services to Paris, which take between 1 h 15 and 1 h 30.

Description

The parsonage is accessed via a gate from a village street and by two pedestrian doors from the church square. The gate opens onto a courtyard in front of the outbuilding, and the first pedestrian door leads to a driveway that crosses the garden before reaching the entrance to the parsonage house, while the second door serves the gîte. A road runs along the rear of the building, which faces north-east/south-west.
Dating back to the 17th century, this building spans three storeys, one of which is in the roofspace. The main facade has three bays. The walls are of lime-rendered schist masonry and the slate roof features brick chimney stacks. The window frames and the cornice are of tuffeau limestone. One of the gables is extended by a lower wing, comprising a ground floor and an attic.
The garden surrounding the parsonage is walled and the outbuilding, which is L-shaped and sits in one corner of the grounds, has a slate gable roof.

The ground floor
The main door leads from the perron into a hallway with the start of a single flight of wooden stairs. There is a large sitting room on one side, lit by windows facing the garden. On the other side is a dining room with an adjoining kitchen and boiler room. Both reception rooms feature a tuffeau fireplace, terracotta tiled floors and beamed ceilings. To the rear of the sitting room follow a lavatory, a utility room and a bedroom with a shower room and toilet. The dining room connects to a study. A passageway off the kitchen links to the indoor swimming pool area of roughly 70 m² and a massage room. A staircase leads to the first floor of this part of the house.
The upstairs
The single-flight, quarter-turn oak staircase with wrought-iron balustrade and wooden handrail leads to a landing serving a small drawing room, two bedrooms, a bathroom with toilet and a passageway. This leads to four bedrooms, three of which with en-suite bathrooms and lavatories. Most of the rooms have herringbone parquet flooring and beamed ceilings. Two further bedrooms and a shower room with toilet can be accessed from the kitchen staircase.

The gîte (guest house)

The L-shaped single-storey outbuilding stands in a corner of the property and is surrounded by a pebble path. The entrance opens into a living room with a kitchen area. A passageway leads to two bedrooms and two shower rooms with toilet. Finally, a sleeping area is located on the mezzanine, taking advantage of the high ceilings of the rooms.

Our opinion

A classic, elegant former village parsonage set in its own walled garden studded with trees. The well-maintained property exudes the simple, welcoming atmosphere of the great clergy houses of western France, with its remarkable period decor and well-preserved materials. There are many comfortable bedrooms, and the gîte is an ideal addition to the property. Families and guests alike will appreciate the large indoor swimming pool, which can be enjoyed at any time of year, as well as the proximity of the Sarthe, perfect for riverside excursions.
