Location

The property lies in the north of France’s Yonne department, where the Burgundy and Champagne regions meet. It is nestled 1 hour and 30 minutes south-east of Paris. From the French capital, you can reach the property via the A5 motorway. And the home is 20 minutes from a train station. From this train station, you can get to Paris in 55 minutes by rail. The large towns of Sens and Troyes are respectively 20 and 40 kilometres from the property. Both these old towns have a wealth of built heritage. And the village of Villeneuve-l'Archevêque, founded by the Archbishop of Sens in the Middle Ages, is less than 10 kilometres away. It offers shops and amenities for everyday needs. The property is on a calm road in a village with 500 inhabitants that offers a few shops and a market that takes place on Fridays.

Description

This former presbytery stands in the middle of its walled garden. When you step through the property’s wooden entrance gate, the edifice towers in front of you. Its facade is plain with a symmetrical arrangement of windows. Pale rendering coats the stone facade, which has a neatly organised design. A hipped roof of Burgundy tiles crowns the edifice. The windows that punctuate the elevations are slightly arched. They are fitted with wooden shutters and are set in ashlar surrounds. A base course and two stringcourses run around the elevations, at the top of which there is a cornice with mouldings. Exposed ashlar forms the quoins. The square building has a ground floor, a first floor and a second floor in the roof space. It offers a 200m² floor area. To the east of the entrance court, there is a long building made up of different outhouses, each of which has openings with ashlar surrounds and a two-slope roof of Burgundy tiles. These outhouses need to be renovated. They offer a range of possibilities for development. For example, they could be turned into a workshop or a guesthouse.

The presbytery


The ground floor
The entrance door is glazed with large panes. It leads into a hallway with a floor of cement tiles. This hallway connects to all the rooms on the ground floor. On the left, there is a corridor, a lavatory and an office with a window that faces the hallway. On the right, there is a kitchen with a central island unit. This kitchen connects to a dining room, which is adorned with painted wooden panelling and a broad mirror. Straight ahead from the hallway, there is a lounge. It has large bookshelves and a stone-and-brick fireplace with a contemporary minimalistic design of straight lines. French windows lead out from this lounge to the terrace and garden. From the lounge, a curved staircase with wooden steps leads up to the first floor. This staircase is fitted with a wrought-iron balustrade. All the rooms on the ground floor have large double-glazed windows with frames painted with pale tones. Cement tiles or oak strip flooring extend across the rooms.

The first floor
The landing connects to a bathroom and three bedrooms, one of which has a marble fireplace. All the rooms have large windows that look out at the garden. Pinewood strip flooring extends across the rooms.

The attic
The staircase leads up to a large central room with exposed beams. In addition to this room, there are two bedrooms and a bathroom up here. The rooms have wood strip flooring. Skylights fill them with natural light.

The outhouses

The outhouses join one another to form a long building, which lies beside the house. This long building stretches from the entrance court to the garden. This single-storey building offers a 90m² floor area and it has a five-metre ceiling height up to the roof. Its structure is in good condition. Three different entrance doors lead inside it. The section that leads out into the garden at the back has a 35m² floor area, a large aluminium-framed window and a terrace.

The garden

The garden extends around the house on all sides. It is flat and covers around 40 ares. Some flowerbeds have been created in the garden, but they need to be tidied up. The garden is enclosed with walls. It enjoys absolute privacy. Lush lawns stretch across it and it is dotted with shrubs and trees of different varieties, including ashes and walnut trees. The garden includes a pond too.

Our opinion

This former presbytery from the 19th century has authentic charm. The elegant stone edifice has been renovated fully and masterfully. It lies in a calm region, not so far from Paris. It would be the perfect home for a family looking for space in a rural setting. The current owners have renovated the dwelling by giving it touches of comfort and natural light, while preserving its understated elegance. Inside, brightness, soft tones, noble materials and straight lines dominate. The lush garden, which could be neatened up, forms a pleasant backdrop for both young and old. And the outhouses, which could be renovated, open up all kinds of possibilities for development.
