Location

Located within the Pays-de-la-Loire region, the property is in a quiet village, with many ancient houses and dwellings, overlooking the banks of an inland waterway in the former Haut-Anjou province. Shops and services are approximately 10 kilometres away in a village that also includes a renowned horseracing venue in the Maine-et-Loire department as well as a prominent national stud farm. In addition, the A11 motorway is 30 minutes away, as is the city of Angers and its high-speed rail station, with more than a dozen daily voyages to Paris and back in 1.5 hours.

Description

With lime-coated stone and rubble stone exteriors as well as tuffeau stone window/door surrounds and cornices, the former presbytery, built on the site of a 12th-century priory, abuts the neighbouring church. Rectangular in shape, the two-storey edifice with a slate hipped roof is cadenced by wide, symmetrical, small-paned windows, two oculi as well as two other cross-shaped windows. To the west, the dwelling is preceded by a landscaped courtyard, enclosed by walls except on its southern side, which is sealed off by a two-storey right-angle wing, also built out of lime-coated stone and rubble stone and topped with a slate gable roof. A former lean-to, which is now inhabitable, abuts the external corner formed by the main dwelling and its right-angle wing, while, from the church square, a pedestrian gate provides access to the courtyard over which the neighbouring bell tower keeps watch.
In addition, to the east, a wide patio bordered by a low wall skirts one side of the building and stone staircases provide access towards the property’s lower garden. Lastly, on the southern gable end of the right-angle building, a garage is directly accessible from the street.

The Presbytery


The ground floor
In addition to the impressive double-turn wooden staircase with resting platforms between each of its three flights of stairs, the entranceway provides access to the living room on one side with wainscoting, two corner bookshelves and a black marble fireplace, while, on the other side is the dining room, also with a black marble fireplace. Following on from the dining room is the kitchen with a stone fireplace, which is, in turn, extended by a small corridor, which leads to a study, a lavatory and a second wooden staircase. With terracotta floor tiles throughout this level, except for the living room with its mitred herringbone hardwood floors, the rooms, with a floor-to-ceiling height of approximately 3.5 metres, all have exposed ceiling beams and primarily look out towards the exterior. As for the study, it communicates with a garage of nearly 15 m² and provides access to a cellar of approximately 10 m², while, in the right-angle building, a storeroom and a furnace room, which cover an area of roughly 28 m², are accessible from the courtyard.
The intermediate level
Halfway up the stairs, the second staircase provides access to a bedroom and a shower room with a lavatory located in the right-angle building as well as its convertible attic space.
The upstairs
From the main staircase, a landing and a hallway lead to, on one side, three bedrooms, one of which has a fireplace. On the other side, a small corridor provides access to a bedroom with a fireplace and bathroom, another bedroom with a fireplace and an immense cupboard built into the wainscoting and, lastly, a lavatory and a bathroom. As for the last bedroom, it communicates with the landing of the second staircase as well as a laundry room. In addition, all the rooms have terracotta floor tiles, exposed ceiling beams, as well as interior shutters.

The Garden

The garden contains several different areas: in the front, a gravel courtyard planted with flowers; in the back, a landscaped patio with two staircases that lead to the lower garden planted with a fruit grove, other trees as well as a variety of shrubs. In addition, this part of the garden also includes a chicken coop and work has started on the construction of a swimming pool here, while the whole is extended by a meadow located further below, with trees planted on one side and breath-taking views of the surrounding landscape on the other. Lastly, a footpath from the property provides access to the nearby towpath along the banks of the inland waterway.

Our opinion

Nestled in the midst of a property planted with climbing wisteria, palm trees and fruit trees, this former presbytery takes on the appearance of an elegant country estate. Imbued with an understated and luminous ambiance, the latter is highlighted by the peaceful surrounding countryside and the presence of the nearby river, bordered by its towpath ideal for pleasant strolls any time of day. Ready for its future occupants to move in immediately, the property will require a few light renovations in order to provide an additional level of comfort for its future owners, who will be able to take advantage of its sought-after location, only thirty minutes from Angers.
