Location

The property is located in a village on the edge of Angers, overlooking the confluence of the Maine and Loire rivers in a part of the Loire Valley listed as a UNESCO World Heritage site. The village offers day-to-day shops and services. It takes 15 minutes to drive to Angers, from where TGV high-speed train services connect to Paris in less than 1 hour 30 minutes, with around ten return journeys a day. A TER (regional express train) links to Nantes and its international airport.

Description

The first entrance gate opens from one of the village streets onto a long tree-lined driveway to the front of the property. The driveway then leads through a second gate to the caretaker's house and on to the “chateau”. In a prominent position, it overlooks the Anjou region and the Loire, Europe's last untamed river. The landscape alternates between green hillsides, famous vineyards and islets of shifting sandbanks.
Dating back to the very end of the 19th century, the residence was built by an architect from Anjou on behalf of the family of an eminent Parisian mathematician. The square-shaped building has four storeys, including a garden level and an attic, with a projecting section in one corner. The facades are of brick and stone, with rusticated corner quoins and window surrounds. Balconies with balustrades embellish the corner tower. Dormer windows and recesses with sculpted pediments punctuate the building, which is topped by imperial or gambrel roofs. On the south side, a delightful conservatory has recently been added. To the west, a wide perron with granite approach steps leads to the front door.
Further on, a house contains the caretaker's accommodation, the former stables and an old garage. This T-shaped building with a total floor area of approx. 125 m² is of lime-rendered rubble masonry. It has two storeys, one of which is in the roofspace. It has a slate gable roof with dormer windows. The corner quoins and window surrounds are of brick and white stone.
The property's garden and parkland stretch out around the residence, before sloping down to the towpath that runs alongside the Maine river as far as Angers.

The manor house ("chateau")


The garden level
With a total floor area of around 151 m², it includes a billiard room, a lavatory, the boiler room, the laundry room, two wine cellars, the plant room for the swimming pool and a workshop. This level connects directly to the outdoors, but also to the ground floor.
The ground floor
A wide hallway leads to a sitting room, a dining room, a kitchen and a passageway with the main staircase, a cloakroom and a lavatory. The conservatory follows on from the kitchen. The flooring is straight strip oak. The dining room and the sitting room feature marble fireplaces. In the latter, French windows open wide onto semicircular balconies facing east and south. The walls of the dining room are half-panelled. The wooden quarter-turn flight of stairs leads up to the first floor.
The first floor
The landing serves three bedrooms, each with its own marble fireplace. Two feature en-suite facilities, a bathroom with shower and toilet, plus a study. The master bedroom opens onto two balconies facing east and south. The entire storey has straight strip hardwood flooring.
The second floor
The landing leads to four bedrooms, three with marble fireplaces and two with en-suite rooms, as well as a bathroom with toilet. The floors are of hardwood.

The caretaker's house

The entrance hall leads to a staircase and a sitting room with an adjoining kitchen-dining room featuring a tuffeau limestone fireplace. Under the entrance staircase, there is a lavatory. Upstairs, the landing leads on one side to two adjoining rooms, each with a washbasin, and on the other to a shower room with a toilet and an attic space with potential for conversion.
Opposite the house, there is a barn open on one side only, used as a shed and workshop.

The garden and the parkland

The grounds surround the “chateau”. On the north side, the garden is extended by a tennis court awaiting renovation and an orchard. On the east and south sides, woodland slopes down to the river below. In the southern section of the grounds, there is a swimming pool in need of renovation. The vegetable patch with its greenhouse is opposite the caretaker's house.

Our opinion

At the confluence of the Maine and Loire rivers, a late 19th-century country residence in a wealthy and sought-after village south of Angers. The elegant and slender “chateau” rises high above the surrounding countryside, its facade featuring red and white bands of stone and brick, topped by a shiny black slate roof. The main structural work of the property is in good condition. Some interior refurbishment work is undoubtedly required, but the property with its refined, bourgeois decor can be moved into straight away. The sweeping vistas from the bedrooms, the stunning conservatory and the large wooded grounds extend as far as the Royal River, a symbol of the gentle French way of life.
