Location

Mulhouse, the most important town in southern Alsace, close to the Swiss and German borders, developed in the 19th century thanks to its textile industry, to the point of being nicknamed "the French Manchester". The successful conversion of the old industrial sites into a digital city and the growth of the business district around the railway station symbolise the new-found attractiveness of the "automobile city".
In the 19th and 20th centuries, wealthy local industrialists built sumptuous residences on the Rebberg hill overlooking the Mulhouse conurbation.
The district is a 10-minute walk from the town centre, secondary schools, the Sinne theatre, Place de la Réunion and the Waldeck forest. The TGV station, only a 5-minute walk away, provides services connecting to Paris in 2hrs 40mins, Zurich in 1hr 30mins, Strasbourg and Dijon in 1hr, Basel and its international airport, Colmar and Belfort in 20mins.

Description

The property is accessed via a wrought iron gate or a wicket entrance. The house, with its staggered walls and roofs, is sober in style without precluding a few touches of decorative refinement. The layout is L-shaped, with a central front entrance and two additional external doors. The first is accessed via a flight of pink sandstone approach stairs and a wrought iron and glass porch. Access to the garden from the living room is via a terrace sheltered by a balcony and a cast iron and glass awning.
The rendered, plain facade is topped by a roof with interlocking tiles and painted barge boards on some of the gable walls. The large-paned windows with carved casings are embellished with wooden shutters, either louvered or solid; those of the ground floor windows opening onto the terrace featuring decorative oculi. The lintels and window breasts of the ground and first floor openings facing the extensive garden are also sculpted. The roof, facade paintwork, window frames, wiring and plumbing have all been recently renovated.
The house comprises eleven main rooms, a sitting room with a fireplace, a large kitchen and nine rooms that could be used as bedrooms, spread over the three levels of living space, plus a basement. The ground and upper floors are linked by decorative staircases of different styles.
On one side of the house, there is a large swimming pool set into a terrace, while the main part of the garden is located on the other side, accessed via two footpaths running north and south of the house. Cherry trees, magnolias, ginkgo bilobas and wisteria screen the property from the street and from the gardens of neighbouring villas.

The residence


The ground floor
The main entrance to the residence opens onto a hallway lit by two large windows and featuring solid straight strip pine flooring, like most of the rooms. This hallway serves the sitting room, a large bedroom, a lavatory and the main corridor. The sitting room is lit by a casement window and by a French window providing access to the covered terrace. Two decorative columns and a red marble and brick fireplace with closed hearth embellish the sitting room, which is open to the living room. This space also receives light from a casement window and from a French window opening onto the terrace.
On the north-eastern side, the hallway serves a bedroom of around 27m², with two symmetrical windows, the one to the north-east facing the large garden, the other to the south-west overlooking the swimming pool and its wooden surround. A spiral staircase in one corner of the room provides access to a bedroom with similar features on the first floor. Between the sitting room and the ground floor bedroom, there is a small shower room with toilet.
Finally, a corridor, running between the hallway to the north-east and a secondary entrance door to the south-west, leads to a storeroom and a kitchen opening onto a dining room, with a total space of approx. 50m². Refurbished in 2010 by Mulhouse architect Antoine Leonetti, this large culinary space has an oriental feel, with polychrome earthenware, shelves with arched fronts and a floor laid with white marble slabs, red bricks and green tiles. Two decorative columns echo those in the sitting room. A French window provides access to the wooden terrace and swimming pool.
The first floor
A quarter-turn wooden staircase leads up from the ground floor corridor to a landing serving a first bedroom, currently used as a walk-in wardrobe. From here, a door takes you through to an insulated, unfinished attic. A second bedroom, lit by a casement window and a French window to the east, has a balcony. These two bedrooms face a bathroom with an adjoining lavatory. The final door leads from the landing to a corridor providing access to three bedrooms. The first is currently used as a utility room. The one at the back connects to the ground floor via the previously mentioned spiral staircase. Like the room below, this full-width bedroom faces both north-east and south-west. On the other side of the landing, three steps lead to the master bedroom with en suite shower room. Illuminated by four south-facing windows, these generous sleeping quarters feature a wealth of wooden storage units designed by architect Leonetti.
The second floor
From the small landing in front of the entrance to the master suite, a half-turn wooden staircase provides access to the last two bedrooms in the roofspace, one of which includes a small kitchen area, as well as to a shower room lit by a skylight.
The basement
The lower level extends over the entire floor area of the house. It houses a sauna with shower. There are also four large storage rooms and a boiler room in the basement. Beneath the main entrance to the house, an external access with a gentle slope and a step provides easy storage for cycles, motorbikes and gardening equipment. The flooring is partly brick.

The grounds

The garden covers an area of around 600m², the rear part of which borders the gardens of neighbouring properties. Numerous trees and shrubs provide true privacy for the inhabitants of the house. They include magnolias, a gingko, a cherry tree and wisteria.

The terrace

With a surface area of approx. 95m² and a built-in swimming pool, this wooden terrace is situated at the front of the house and can be accessed from the garden and the large kitchen.

Our opinion

Whether used as a large family home or as a guest house, this elegant property with its distinctive yet discreet character is the ideal setting for either purpose. Easily divided, it can also be split into two large independent dwellings. Benefiting from the absolute peace and quiet of the area and its abundant natural surroundings, future inhabitants will also enjoy the proximity of the TGV train station and Mulhouse town centre.
No work is required in this little world of beauty and tranquillity. Here, period features and contemporary design are the inseparable facets of a balance that the property embodies to perfection. Everything is about light, openings and pure lines, distinguished features without unnecessary frills.
