The village of Vaux-sur-Seine is nestled between the banks of the River Seine and a lush natural backdrop in France’s Yvelines department, just west of Paris. The neighbourhood in which the property lies is made up of calm streets lined with traditional houses. On foot, you can reach schools, as well as shops and amenities for everyday needs. The prestigious school Notre-Dame Les Oiseaux in the town of Verneuil-sur-Seine is only seven kilometres away. And the high-quality international school Lycée International de Saint-Germain-en-Laye lies 16 kilometres from the property. You can easily get into central Paris from the home, arriving at Gare Saint-Lazare train station, in just one hour via Line J on the regional rail network. And roads quickly take you to motorways: the A13 and A14 are conveniently nearby.

Description

The house is nestled on a private island. The elegant edifice was once a prized restaurant among highly sought-after dining spots on the banks of the River Seine. The dwelling forms part of a series of properties spread out on either side a road that runs from one end of the island to the other, alongside the River Seine. A low wall with wrought-iron railings separates the property from this road and demarcates its garden. The burrstone house, built in the 19th century, is crowned with a roof of flat tiles. The dwelling is long and rectangular and it is raised in relation to the garden to protect it against any risk of flooding due to possible rises in the river’s water level. This property has therefore never actually undergone any damage from flooding, even during the extraordinary rises in water level in the last century. The edifice has a ground floor, a first floor and a roof space that could be converted. It offers a liveable floor area of 500m². It has two entrance doors – a side door and a main door in the middle of the facade. A terrace extends in front of this facade. The house’s reception rooms offer a total floor area of 100m². Upstairs, there are five bedrooms, including one that is part of a 70m² suite. There is also an office that could be turned into a spare bedroom. And there are six bathrooms. Moreover, the roof space could be converted. The property’s landscaped garden covers 2,600m².

The ground floor

The ground floor offers a floor area of 200m². Its rooms have a ceiling height of 3.5 metres and they have floors of terracotta tiles or traditional tiles. You step into a spacious entrance hall that is filled with natural light from a glazed double door. This hallway leads to a broad central corridor that connects to all the rooms. In one corner, a large quarter-turn staircase takes you upstairs. There are two lounges. The largest one has a fireplace. Exposed beams run across its ceiling. These lounges form, with the dining room and the corridor that links them together, a vast reception space filled with natural light from double windows, including French windows that lead out into the garden, which lies at a lower level. The ground floor is completed with a lavatory, a shower rom, a utility room, a scullery and a fitted kitchen, which is modern and spacious and features a central island unit.

The first floor

The staircase leads up to a vast landing. From here, you reach a corridor that connects to all the first-floor rooms. There is a 70m² master suite with a bedroom, a spacious walk-in wardrobe, a bathroom with a shower, a lavatory, and an office. Next, there is another office and four large bedrooms, each with a bathroom with a lavatory and a shower or bath. At the end of the corridor, there is a 20m² open space, which currently serves as a television lounge, then one last bedroom. Solid wood strip flooring extends across the corridor and each bedroom. The bathroom floors are tiled. Skylights and dormers fill the rooms with natural light.

The roof space

You reach the roof space from the landing. A glazed sliding pocket door helps insulate it. This loft is currently an unbroken space without any partition walls. It extends above the whole length of the house. Skylights fill it with natural light. This roof space could be converted. The options for development up here are endless: this loft could become a games room, a cinema room, an office or even a fitness room.

The garden

The garden covers 2,600m². It has several levels and offers a harmonious transition from the terrace, which edges the house, to the tree-dotted space at the bottom of the plot. As you stroll down towards the River Seine, the plot becomes wilder in nature, lined with majestic trees. This unspoilt outdoor space leads to a calm branch of the River Seine that is not navigable for trade. A private jetty offers an unrivalled viewpoint where you can watch the river flow by gently. This peaceful spot is conducive to relaxation, contemplation and communion with nature.

Our opinion

This riverside family house is a unique gem. The cosy haven, tucked away on a private island, has huge potential. It is filled with natural light and is warmly welcoming. This remarkable property beside the River Seine is a rare jewel. The interior, with its spacious reception rooms, is elegant and its old decorative features, which have been well preserved, give the place authentic charm. The garden offers an unrivalled view of the River Seine. It would be the perfect play area for children, in a bucolic backdrop when laughter would make this lush outdoor space even more enchanting. On this delightful property, the past blends into the present. Here you can enjoy fine decorative details and open spaces in a home where vivid colours combine with soft natural light.
