Location

You pass through several villages before you get to the small commune of 700 inhabitants where the estate is located, in the heart of the Eure department and the French Vexin Regional Nature Park, in the eastern part of Normandy.
Vernon, a medium-sized country town, is just 10 km away, with administrative and educational facilities and a train station, from which you can get to Paris in 50 minutes. Giverny, the birthplace of Impressionism and a major tourist attraction, is just 6 km away.
It is also a great place for outdoor sports. Just 15km away, a water sports centre at a 120-hectare lake offers a range of water sports and other activities such as treetop adventure courses, mini-golf, 18-hole golf and archery.

Description

A two-leaf wooden gate opens onto a square courtyard at the rear of the priory, with a lawned area in the middle. Three storeys high, the 18th-century building forms an L-shape with the adjoining outbuilding to its right. It has been restored on both floors and is divided into two independent dwellings that could be used for seasonal rental. A second outbuilding to the left of the priory, a former artist's studio, has also been converted into a duplex apartment.
The priory is flanked by two lodges which were probably added in the last century. The walls of the central section are built in quarry stone and pierced with arched windows with large panes. These are protected by matching arched wooden shutters. The tiled gable roof is topped by two chimney flues and the light in the top floor comes in through shed dormer windows. Like the whole building, the roof is in three sections. The side sections are identical and cover the lodges, both of which are one storey high, while the central section is two storeys high. The extension facades are covered in beige rendering.
Finally, the property, enclosed by walls and hidden from outside view, has a priory garden in the front of the dwelling, where there are two small open outbuildings.

The priory

From the garden side facade, two additions flank the priory: the left-hand one has been converted into a kitchen and annexes and the right-hand one, which used to be a workshop, has been converted into a duplex apartment.
A small stone staircase provides access to the inside.


The ground floor
The entrance hall, with its Vernon stone floor, is accessible from either side of the building. On the left, it leads to a dining room with an arched window and a lounge with exposed beams, both with a fireplace. The one in the lounge has a tiled mantle piece. The ground floor includes a kitchen with a chimney hood covered in azulejo-style tiles, a toilet, a storeroom with access to the rear of the priory, and a bedroom with its own shower room. The floors are covered with cement tiles in the kitchen and herringbone parquet inlaid with rosettes in the living room and dining room. A wooden staircase turning to the right leads to the upper floors.
The first floor
The space is divided into three large bedrooms, all with parquet floors and fireplaces. They are off a hallway with cabochon paving. The rooms are very bright and some have views of the garden.
The attic
The staircase leading to the top floor has cement-tiled steps. It leads to two bedrooms with pitch-pine parquet flooring and a shower room.

The first house

This former artist's studio has been recently renovated into a duplex apartment with understated decor. It has one bedroom and one bathroom. It is located to the rear of the priory and has an independent entrance.


The ground floor
The door opens onto a vast living room with exposed beams and a huge fireplace just off the entrance. On the right there is a wooden staircase leading to the upper floor.
The attic
The landing leads to a bedroom and bathroom, both lit by skylights. The floors are covered in terracotta tiles.

The second house

In the two-storey outbuilding that forms an angle with the priory, it opens onto the garden, with a view through a double window.


The ground floor
Recently restored, the small guest house has the same level of comfort as the other dwellings on the property. The space on this floor is divided between a kitchen, a utility room and a toilet. The floors are covered in terracotta tiles. A wooden staircase turning to the left leads to the upper floor.
The attic
The landing under the roof leads to three bedrooms and a shower room.

The third house

Located close to the second guest house, it comprises a kitchen, a small living room and a bedroom with a shower room and toilet on the mezzanine. Restoration work has yet to be completed.

The outbuildings

Located on either side of the priory garden, they are used to store mowing tools and garden furniture. Their brick facades are pierced with small-paned windows and protected by four-sloped tiled roofs.

The garden

Intimate and sheltered from view thanks to its flint walls which are partly protected by tiled ridges, it is planted with various tree species such as a fir and a maple tree that provides beautiful colour all year round. Fruit tree trellises run along the walls. An imposing wisteria climbs the priory facade and blooms every season. Three cement steps lead down to the second part of the garden. Nearby, a small round pool in the centre completes the whole.

Our opinion

An authentic 18th-century priory and restored lodges, very close to Paris, yet and the same time at the heart of an attractive rural area with a rich natural and cultural heritage. This atypical property has great accommodation potential, especially for a business project, given its geographical location. The horizontal layout and design of the spaces, with their distinctive, warm and elegant features, promise an independent, harmonious life for the new occupants.
