Location

The village in question is located in southwest France, in the Nouvelle Aquitaine region and more specifically in the Gironde. It is almost 35 km southeast of Bordeaux, the nearest city, renowned for its wine and historical heritage. The town of Cadillac, which is famous thanks to its castle and wines, is approximately 10 km to the east. The Garonne, the region’s major river, flows nearby.
Around 600 km southwest of the French capital, it takes around 6 hours to reach Paris by car via the A10 motorway, and 3 hours by high-speed TGV train from Bordeaux.
The municipality has its own primary school. The nearest junior and senior high schools are in the neighbouring towns of Cadillac or Langon, approximately 10 km to the south. The same is true for doctors’ surgeries, chemists, specialist doctors or hospital emergency departments, the nearest of which is in Langon.

Description

At the end of a gravel driveway framed by pear trees, the house stands overlooking the valley. This characterful semi-detached house has two-storeys visually separated by a belt course and is situated in a hamlet away from the hustle and bustle of the town. It was built using good quality millstone. Under a roof made of Marseille flat tiles topped with a ridge cap frieze, its red rendered façades are dotted with ashlar-framed windows with shutters on the ground floor and louvred shutters on the upper level.
The original marble fireplaces and straight stripped or chevron patterned wooden flooring are still present in some rooms.
There is a wine storehouse adjoining the house.
The entire building needs to be completely refurbished. The house is set in a rural environment, surrounded by grounds with horse chestnut, spruce, Holm oak and acacia trees. The grounds also play host to apple and fig trees. A swimming pool can be installed in the gardens. The rest of the grounds used to be planted with vines and it may be possible to sell them off separately.

Our opinion

This house in southwest France has great potential for creating bed & breakfast, cottage rental or event hosting activities. It is a human-scale estate imbued with poetry, boasts uninterrupted views to the horizon and is the ideal place for any enthusiastic and ambitious project. Today, the estate is just waiting for an owner with a lot of imagination to restore it to its former glory and perhaps even more.
