At the foothills of the Alps, where the property is located, forty minutes from the sea and the Nice-Côte d’Azur international airport, several large villages punctuate the landscape and boast a remarkable living environment thanks to their bucolic setting, ensuring peacefulness and cooler temps during the summer.
Situated in the south of the Alpes-Maritimes department, only a few minutes from one of these villages, the property’s location to the south of this village, which has now grown into a small town, provides it with breath-taking views of the village’s historical centre draped along the hillside and featuring essential shops for daily life, restaurants, schools – from primary to lower secondary – and public transportation.
In addition, its location also offers it quick access to the coastal cities as well as the airport, thereby making it possible to reach Grasse, Vence, Cannes, Cagnes-sur-Mer and Antibes in a little more than 30 minutes by car.

Description

Extending over more than two hectares, the property includes a main dwelling, built out of local stone, a former caretaker’s cottage as well as several small outbuildings used for storage or parking vehicles, while the property, accessible from the north, boasts a large swath of woodland, spread out over former terraced levels, which extends all the way down to the river below.
With three storeys and facing fully south, the main dwelling is made up of two structures connected via a wide walkway that skirts a central patio, open on one side and decorated with a colonnade, whereas originally a holiday home, soundly constructed in the 1950-60s out of pointed stone and topped with a barrel tile roof, it has undergone several renovations and readjustments over the years.
Today, its original U-shaped layout, organised around the patio, has been conserved with, to the east, the main living area and, to the west, separated by three adjacent ground-floor bedrooms with private bathrooms, a self-contained flat with a bedroom and a conservatory. Upstairs, the main dwelling extends over almost the entire floor area, with five bedrooms and four bath/shower rooms, while a small flat was created on its eastern end. In addition, the basement level includes a large garage, a wine cellar and several other utility rooms, whereas a meticulous renovation, started three years ago, not only respected the dwelling’s original elements, but also added a certain understated and modern touch to the whole.
Made up of several volumes topped with barrel tile single-pitched or gable roofs, the plaster-coated, two-storey masonry guesthouse includes a pool house near the swimming pool, two-bedroom accommodations in the back, as well as an artist’s studio and a studio flat on the garden level, while the grounds, surrounding the edifices, relatively flat and planted with many trees, boast an ornamental pond, a vegetable garden, a boules’ court and unobstructed views of the surrounding hillsides.

The Main Dwelling


The garden-level floor
Centred around a patio, the building is made up of two structures connected via a back hallway, which skirts two bedrooms facing the courtyard, while, to the east, the main dwelling includes a large living room facing fully south with an impressive wooden fireplace, carved with vegetal and geometrical patterns, a modern kitchen with a bread oven, flooded in light thanks to an immense skylight, as well as a large sunny patio.
In addition, there is also a bedroom with a lavatory in the back, whereas this level’s western section includes a self-contained flat extended by a large metal and glass conservatory. With untreated or painted visible ceiling beams in each room, the latter of which all primarily face the outdoors thanks to their large windows or glass doors, in the case of the living room, this level also boasts a variety of different stone flooring and pale plaster-coated walls, which contribute to its overall contemporary and minimalist feel.
The upstairs
Accessible via a white marble spiral staircase from the entryway’s hallway, the second level includes, to the west, a large bedroom with a shower room, a study with views of the grounds, as well as a small adjacent library, while the latter, accessible via a revolving and removable section of its bookcase, communicates with the hallway located above the ground-floor bedrooms facing the patio. Narrower in size, this hallway has been divided into a series of alcoves, used as small bedrooms, whereas, at the end of the hallway, a flat, with a living room, small kitchen and bedroom, could be made completely independent by creating a separate entrance via an exterior staircase.
As for the layout and design of these spaces, which demonstrate plenty of originality, they give the dwelling a dollhouse-like feel and make it possible to accommodate many people, while this level primarily features pale sprung floors as well as sloping ceilings with either natural pine wood panelling or, in the case of the alcoves, painted in a range of different colours.
The base level
This converted lower level, accessible from the exterior via a ramp that descends down to this floor from the front of the house, is able to accommodate at least three vehicles in its central section, while, on one side there is a large workshop and a wine cellar and, on the other, a boiler room and a utility room..

The Guesthouse

Located behind the swimming pool, this building, a little more recent than the main dwelling and featuring pale plaster-coated or painted walls as well as wide sandstone floor tiles, represents a self-contained living environment, made up of a pool house with a covered dining area and lavatory, accommodations towards the back of the upstairs level, as well as an artist’s studio and a studio flat on the garden level.


The upstairs
Accessible from the side of the building, the door to the accommodations opens on to a foyer that communicates with an immense living room – the latter of which is topped with a long painted wood mezzanine – featuring an integrated open kitchen and a central masonry fireplace with a brick hearth.
Extended by a small covered terrace to the south and two bedrooms with a shower room towards the back, its floors are mostly tiled, its walls and ceilings are painted white, as are its many visible beams, which can be found in most of the rooms.
The garden-level floor
Under the accommodations and on the same level as the lower terraced garden, a room is currently used as a photographer’s studio, while, behind the latter, a studio flat was created with a shower room.

The Outbuildings

Near the dwellings, three small annexes, with breezeblock walls, local tile roofs and beaten earth floors, are used for a variety of different purposes, such as storing wood and the garden’s equipment, but could be converted depending on needs, while the closest one to the dwelling is able to accommodate one to two vehicles.

The Grounds

The two dwellings are surrounded by grounds of more than two hectares, immersing the edifices in a bucolic atmosphere and sheltering them from the relative proximity of the village’s other dwellings. Divided into two sections, from the property’s entrance, a forest composed of a variety of local essences, including oaks, is an invitation to take a stroll under its riot of foliage as it descends down towards a small river, while wide terraced levels, separated by dry stone walls, could easily accommodate equine residents, if so desired.
Closer to the dwellings, the grounds have been landscaped into an immense garden scattered with a variety of fruit and eucalyptus trees, whereas small paths or staircases connect the different spaces to one another, including a 6 x 12-metre swimming pool with a mineral finish, an ornamental pond and a vegetable garden, the whole appearing as if it was dropped in the middle of the surrounding hillsides with views of the nearby woods and, in the background, the ancient village of Bar-sur-Loup.

Our opinion

This large property, located 40 minutes from the sea, enjoys absolute tranquillity and breath-taking, unobstructed views of the surrounding, unspoilt hillsides, dotted here and there with houses.
Meticulously renovated with a refined decorative style, the large dwelling is flanked by a cottage with matching interior details, while, together, their two floor areas and layouts make it possible to comfortably host a large number of guests here for various events and gatherings.
With its lush garden, swimming pool, ornamental pond, boules’ court and forest, of more than one hectare and descending down to a river, the property creates a world apart, one where light and colour, clean lines and gentle curves, come together to create a meditative retreat, which is perfect for both outdoor activities as well as more indoor pursuits.
