Location

This property is set back, on the edge of the garrigue landscape, in the hollow of a wooded natural corrie, in surroundings where the vegetation and relief give structure tot he site, in Roquebrussanne,. It is only 1.4 kilometres from a village with basic essential services and thus combines a relatively isolated location with the quick access to amenities. School transport and local buses can be taken from the bottom of the access lane to the property. Shops, schools and healthcare professionals can be found in Saint-Maximin-la-Sainte-Baume, 17 minutes away by road. The high-speed TGV train station in Toulon is approximately 45 minutes away, while Marseille-Provence airport can be reached in 1 hour.

Description

This property looms gradually into view at the end of a discrete lane. Visitors’ gazes initially fall upon the dry-stone walled terraces that provide the grounds with structure, but also by the presence of water. It flows from a plentiful spring, trickling over stones, running along the walls, following the paths and bringing the garden to life with a constant murmur. The two-storey country house, built between 1978 and 1982, is made up of interlocking sections, some of which are set back slightly. The yellow ochre rendered facades are dotted with ivy and punctuated windows fittted with light-coloured swing shutters. The gabled roof is made of barrel tiles. There is further living space in an annex set back from the main section, in which a veranda combines a summer kitchen and lounge, in the shade of the pines. Pine trees as well as Mediterranean species have been planted in the grounds, which alternate between open areas and shaded spaces. They also play host to a swimming pool.

The country house


The ground floor
The south-facing main entrance, a is situated beneath an awning supported by wooden beams, on a patio paved with terracotta tiles. It leads to the centre of the house via a vast room combining a dining area and lounge, beneath a white-washed exposed roof frame with an imposing celing height and an overhanging mezzanine. The floor is paved with Ménerbes limestone slabs, the walls are painted white and the the room is bathed in light through wide windows. A monumental stone fireplace, with a soberly moulded mantelpiece boasts an enclosed hearth framed by an openwork metal plate. A semi-circular arched door opens into a hallway from which a corridor leads to a kitchen and then three bedrooms with floors paved with terracotta tiles, one of which has a stone fireplace in the corner. The cohesively designed bathroom boasts modern materials and bold decorative finishes.
The upstairs
The mezzanine, overlooking the lounge/dining room below, leads to two bedrroms and a shower room with a lavatory. One of the bedrooms is especially spacious: an office paved with Ménerbes stone is topped by a second mezzanine occupied by a sleeping area. This room is situated beneath an exposed, white-washed roof frame boasting an impressive ceiling height. Thanks to the large windows boasting views of the landscape, it is generously bathed in light.

The outbuilding

To the rear of the country house, it looks out onto the pines. The veranda is a seamless extension to the living spaces. The materials used are simple in nature. It includes a summer kitchen and lounge.

The grounds

The grounds, which comprise approximately 1.5 hectares, are divided into several distinct areas. The Mediterranean-style vegetation is made up of a sparse pine wood surrounding the house, dotted with cypress trees. It extends out to an olive grove planted with widely spaced trees. While low shrub beds line the borders, the grounds do possess open spaces. The rectangular and elongated swimming pool, featuring a terracotta wall with four waterspouts, is situated next to the relaxation areas. Garden furniture has been arranged on the gravelled area surrounding the pool. A spring feeds the water features that run through the entire site. The water is collected at the foot of a dry-stone wall and flows through shallow channels lined with pebbles. It crosses the patios, leading to various points in the garden. Five private parking spaces can be found along the edge of the drive and the pine wood and are shaded by trees.

Our opinion

This is a place that is primarily defined by its surroundings. Even before the Provence country house looms into view, the setting leaves an impression. In this place, water is not merely an ornamental feature: it is an ever-present resource contributing to the site’s overall harmony. Thanks to the landscape and vegetation, the environment maintains a sense of distance while remaining close to the nearby village. Its appeal resides in this relationship: it is a property that blends into the background to place emphasis on the surrounding land, with a house that espouses its contours rather than imposing itself upon them.
