Location
The property is located in the Var department, in the Provence-Alpes-Côte-d'Azur region, 15 minutes from Bandol and Sanary-sur-Mer, typical fishing ports from where you can reach the islands of Les Embiez and Bendor and the Cassis Calanques. Surrounded by lush vegetation, the "mas" (traditional farmhouse) enjoys a most peaceful setting with views over the Mediterranean Sea and the neighbouring mountains.
Toulon TGV high-speed train station can be reached in 30 minutes, the A50 motorway in 15 minutes, Le Castellet airfield in 20 minutes and Marseille international airport in around 1 hour.
Description
The farmhouse is L-shaped, with the main frontage facing south-west. The 1973 structure has a floor area of some 230m² and was built using traditional materials, primarily bare stone. The central section has an upper storey and the two wings open onto terraces via numerous French windows.
There is a vast swimming pool on a restanque down below. Lastly, some 300 olive trees and a number of other tall trees stand on the many other terraces below the house and in the upper part, right up to the edge of a coniferous forest that borders the property.
The farmhouse
Completely renovated in 2018, the house was equipped with aluminium frames and double-glazing replacing all the old windows and French windows, the kitchen was fully refurbished and a reversible air-conditioning system was installed to complement the electric radiators in the living room.
The ground floor
A solid wooden door with a wrought-iron grille opens onto the large entrance hall on the east side of the house. It features a cloakroom and lavatory and is the starting point for the staircase leading to the various rooms on the first floor. Like most of the rooms on this floor, it is floored with terracotta tiles.
Further to the west, the dining room and sitting room form an L-shaped ensemble of around 60m². A magnificent fireplace takes up an entire wall and generally provides sufficient heat for the surrounding rooms. The dining room has rectangular painted ceiling beams. The fully fitted and equipped kitchen, which received a complete overhaul during the recent renovation, is located in the south wing and combines black and white tones. It has an adjacent scullery and opens onto a covered terrace, the ideal place for al fresco meals on most days of the year.
Finally, a corridor leads from the sitting room to the western part of the ground floor, which contains two large bedrooms, each around twenty square metres in size. They share a lavatory, a vast bathroom of light, black-veined marble with tub and shower, and a separate shower room. Like the sitting room and dining room, all the bedrooms open onto the terrace through arched French windows. The hallway, with its many cupboards, has a solid hardwood floor, as does the bedroom at the western end.
The upstairs
The upper floor is accessed via a staircase with wooden nosing, laid with terracotta tiles and bordered by a solid masonry banister topped by a blue-painted handrail. The staircase leads to a landing with two bedrooms of around fifteen square metres each, lit by windows facing south-west and north-west respectively. The entire first floor has terracotta floor tiles, in keeping with those on the ground floor. One of the bedrooms has its own bathroom, which is tiled in shades of yellow, while a shower room with toilet can be accessed from the landing. Each bedroom and the landing have built-in wardrobes.
The outbuildings
Built into a restanque, the very large 105m² garage has two solid arched doors opening outwards. A smaller section could be used as a workshop or a garage for bikes.
There is a 25m² wine cellar beneath the house. Fitted with a dehumidifying air-conditioning unit, it extends into a full crawl space that also houses the hot water production system and the mains water filtration system. Finally, the swimming pool has a pool house with lavatories.
The grounds
Very well landscaped and maintained, the grounds are laid out in several large terraces. The one on which the farmhouse stands stretches out from the main gate to form a wide driveway that leads to the garage, joins the house and then continues through an open space, slightly below the terraces, to a circular promontory overlooking the sea and the hills.
The 15m x 7.5m swimming pool is situated on the restanque just below, as is a vast terrace with a wrought iron pergola overlooking the pool house. The carport, which can be accessed via the second gate, is located on the restanque above the residence. An elongated terrace runs along the main facade of the mas and another, covered and adjoining the kitchen, features an outdoor dining area and a fireplace that can be used as a barbecue. There is a large lavender bed a short distance from the building, while the other restanques are planted with around 300 olive trees and numerous specimens of various local varieties, including many majestic pines and oaks, cypresses, a magnolia tree and a few fruit trees.
Finally, contemporary sculptures - metal animals and colourful geometric figures - adorn all the outdoor areas.
Our opinion
A superb property completely renovated in 2018 with a flawless layout, top quality materials and undeniable taste. The grounds are just as impressive, in a prominent position with a view of the sea and the mountains, in a well-kept setting where most of the Mediterranean species live side by side, delighting the senses. Here, you can touch the silence, and every sunset takes on the colours of a constantly renewed celebration. A rare property where architectural refinement and the healing powers of unspoilt nature come together in blissful harmony.
