Location

Ideally situated between Toulouse and Montauban, the village was founded on the Garonne back in the Palaeolithic era. In the 13th century, the commune developed after the creation of a bailiwick uniting a large number of villages. It features a rich medieval architectural heritage. It is also home to a large Natura 2000 site, dedicated to the preservation of fauna and flora.
The locals enjoy the mild climate, generous gourmet cuisine and the world-renowned wines of the South-West.
In the heart of a dynamic town with all day-to-day amenities: shops, craftsmen; nurseries, primary school and secondary school are less than 10 minutes away on foot or by car. A well-known upper secondary school is just 15 minutes away in the neighbouring town, as are chemists, doctors and a cinema. It also offers a variety of cultural and sporting activities throughout the year.
Just 40 minutes from Toulouse-Blagnac international airport, linking to Paris in 1 hour 15 minutes, Lyon in 1 hour and most European capitals in less than 2 hours.

Description

This 18th century building is a typical example of local architecture and spans 3 levels. The facade has a large number of arched windows with wooden shutters.
The ground floor comprises a study, two sitting rooms, a dining room, a vast split-level space, a spacious south-facing mezzanine and a kitchen with a larder overlooking the courtyard. The first floor includes two bedrooms, three sitting rooms, two bathrooms and two cloakrooms.
There are 7 rooms on the second floor with a total floor area of 290 m², all of which are currently used as artist's studios.
Two gardens, one next to and the other separate from the house complete this extremely spacious bourgeois residence.
A garden and a double garage complete this impressive property.

The house

The 18th century building features a partially rendered pink brick facade, typical of the architecture of the region, and spans 3 levels. The facade is punctuated by numerous wide windows with segmental arches and wooden shutters painted in a light blue that is quite common in this area. The roof is clad with monk-and-nun tiles. The overall colour scheme is soft and harmonious, based on warm hues.
The entrance is marked by a perron with rounded steps of white dressed stone, bordered by slim, straight 18th century wrought iron railings.


The ground floor
A painted wooden double door opens into an entrance hall with large black and white tiles. Taking up most of the space, a large wooden staircase with 18th century scrolled wrought iron railings leads to the first floor.
To the right, a study with a light parquet floor contains a majestic wooden fireplace with carved flower baskets and interlacing foliage. It is topped by stucco work with botanical motifs. Impressive wooden bookshelves matching the fireplace take up the main wall. This is followed by a bright, tiled sitting room, which connects on one side to a spiral staircase leading down to the inner garden and on the other to a wide corridor. This former brick passageway is now used as a china closet and linen room. Opposite, it provides access to an inner courtyard and, on the left, to the dining room.
A large door under the staircase in the entrance hall also leads to this room of exactly 39 m². Spacious and well-lit, it has a quite simple fireplace with pure lines that takes up almost the entire wall. A stone sink in one corner testifies to the age of the building. It is worth mentioning that the dining room hides an interior well under the two-tone tiles. To the left, there is a 48 m² intermediate-level room with exposed beams, three wooden pillars and a terracotta floor. To the right is the fitted kitchen, extended by a larder, both leading to the inner courtyard. Separated by a door, a flight of stairs leads from the kitchen to a mezzanine with exposed beams. This room, which is used as a workshop, is flooded with light from a large picture window framed by two smaller simple windows. Facing south, it overlooks the small courtyard, the garden and the lower roofs.
To the left of the main entrance is a vast 41 m² office, lit by three large windows. The ceiling features moulded coffers and the floor is solid light-coloured parquet. The room includes an alcove crowned with stucco flower motifs and flanked by carved columns. Its door is topped by a stucco moulding depicting two doves. The white brick walls add a modern touch to this space.
A secondary entrance provides direct access to the intermediate-level room with terracotta flooring. A solid metal double gate provides a private access from the alleyway to the property. A double-arched garage with exposed pink bricks provides parking for two vehicles in a row. It can also be accessed from the house.
The first floor
The staircase, with two black and white tiled landings, leads to a wide, right-angled corridor serving the entire floor. To the left, in the middle of the corridor, there is a first sitting room with a large fireplace. The floor is laid with large light-coloured terracotta tiles. On the other side of a small full-width storage area, there is a 28 m² bedroom which enjoys a soft luminosity thanks to two large windows. The ceiling is embellished with moulded coffers. A light grey marble fireplace and a light wood parquet floor embellish the room. At the end of the corridor, a second bedroom contains a high dark grey marble fireplace with stucco mouldings at the top. The ceiling has straight coffered beams. A light-blue panelled bathroom with a claw-footed bathtub follows. The floors of these two rooms are laid with large red tiles.
To the right of the landing, a first room with large terracotta tiles has a white and grey-veined marble fireplace adorned with mouldings. It leads to a first spacious drawing room, bathed in light from four large windows overlooking the separate garden. The warm-toned herringbone parquet floor and the sepia-red marble fireplace with white carved motifs add a touch of colour to the room.
At the end of the corridor, to the right, is a small drawing room with light wood parquet and a dark grey, white-veined marble fireplace, followed by a cloakroom and a lavatory.
Returning to the landing and moving towards the other end of the corridor, a door leads to a small corridor serving several small rooms including a second bathroom, also panelled in light blue and including a claw-foot bath, a cloakroom and a separate lavatory. The floors of these three rooms have been laid with large red terracotta tiles.
Finally, at the end of the corridor, there is a landing with a wooden flight of stairs leading to the second floor of the residence.
The second floor
Located under the roof with high ceilings and exposed beams, the second floor is fully inhabitable and has a floor of large red terracotta tiles.
With a floor area of approx. 290 m², it comprises 7 rooms, all of which are currently used as workshops.

The inner courtyard

Set in the heart of the building, it features warm, luminous colours, enhanced by the shades of the light-coloured terracotta floor tiles. A claire-voie offers a plunging view of the garden below. A door leads to a storage room.

The garden

The high brick walls of the inner garden protect the inhabitants from prying eyes. The lawns and a few trees provide an oasis of greenery or freshness according to the season. In the left-hand corner, there is a structure with rounded steps, remnants of the foundations of a former barn.. On the right, under a brick arch, a large wooden doorway opens onto the main street.

The outbuilding

The two-storey building with a cellar is located on the other side of the cul-de-sac and has four rooms with a total floor area of roughly 115 m² and a small terrace.
Should the need arise, the house could benefit from a structural remodel and be converted into a comfortable flat separate from the main building.

Our opinion

A warm-coloured traditional house in the heart of its village in the South-West of France. Generous proportions, abundant light, an inner courtyard, a well-kept garden, a privileged setting and comfortable living spaces - whatever the project, all these auspicious elements are present here.
Thanks to its peaceful and inspiring environment, each level could be converted into multiple comfortable work spaces for a company or become a co-working space for different professionals.
