Location

Situated in the south-west of the Île-de-France region, in the Rambouillet forest known for its rich natural heritage, the village has preserved its rural character. The many hiking trails, cycle tracks and bridle paths that traverse the forest and the beautiful lakes make this a particularly attractive area, just 45 km from Paris via the N10 trunk road. Rambouillet station offers 35-minute rail links to Montparnasse station.
While the village has a number of shops, amenities and facilities, including a nursery and primary school, the sub-prefecture, 6 km away, completes the range of services on offer, both in terms of day-to-day life and leisure activities. The National Sheep Fold in particular is a historic site, which used to provide meat for the court of Versailles during the monarchy.

Description

The property is accessed via a cul-de-sac that leads to the woods and is sheltered from view by a planted fence. Set back from the street on a plot of approx. 780 m², the two-storey house has a floor area of approx. 380 m² and a simple rectangular layout.
The house, which was remodelled in 1995, underwent an ambitious new architectural revamp in 2020 on the initiative of the current owners: A sunken garden of around 120 m² was created along the south-west facade, and large openings were added to the new facade.
The lower level, cleverly linked to the new garden, has been converted into living space.
Today, the house has a slate-style fibre cement roof that extends almost all the way down to the ground, and the south-west-facing roof pitch features a large number of skylights. The opposite pitch has a gable end in the middle, with glass double doors forming the main entrance to the house.
On the south-west gable side, similar glass double doors open from the sitting room out onto a masonry terrace. On the street side opposite, two windows, one of which is small-paned, illuminate a bedroom and a bathroom respectively. The three gabled facades are of rendered breezeblock, with wood cladding at the top.
The garden around the ground floor of the house is partly lawned and partly gravel to provide easy access for pedestrians and parking for one car. A guardrail protects the panoramic terrace above the sunken garden.

The house

The interior layout is more contemporary in style, inspired by modernist architecture. The spaces are vast, fluid and minimally partitioned.


The ground floor
The entrance reveals a vast volume comprising a sitting room, a living room and a fitted kitchen, all open plan. The roof frame is exposed, and several skylights punctuate the south-western slope of this space. A central fireplace and the solid wood parquet flooring, remarkably crafted to resemble a mosaic, make this luminous room quite remarkable.
Next follows a bedroom with its own shower room, walk-in wardrobe and lavatory. Above the bedroom, in the roofspace, there is a mezzanine area lit by a skylight and accessed via a small metal staircase painted bright red. A wide-open flight of steps, lit by a skylight, serves the two main living levels.
The garden level
The excavation work carried out in 2020 made it possible to create a vast sheltered garden and to erect a new facade, clad at the top with many openings below, facing south-west. Indoors, the spaces are sober and functional, the technical ducts have not been concealed, and the load-bearing posts are brightly coloured. The elements left exposed reflect the modern style of the building. Features like the concrete floor and seating or the breezeblock walls left unfinished elegantly blend with naturally grained wood panelling. A second large sitting room, lit by wide openings, connects to the new garden. Two sides of the sitting room feature concrete and wooden seating covered with brightly coloured cushions. Two bedrooms are fitted out in the same minimalist spirit. Small shutters have been installed in the breezeblock walls, to either provide visual continuity between the sitting room and the bedrooms or to create a hermetic partition. Opposite the bedrooms is a large infrared sauna. Extending from the sitting room, under the terrace on the upper level, there is a vast 90 m² artist's studio. Glass double doors link this space to the spacious living room. The floor is of painted concrete, and a large opening facing the new garden provides plenty of light.
Finally, on the other side, also connected to the sitting room, there are a shower room, a lavatory and a technical area.

The sunken garden

Roughly 17 m long and 7 m deep, the sunken sand garden can be accessed by a staircase from the ground floor and remains to be designed and shaped. The construction of a pond or swimming pool is an option, as this element was included in the project submitted in 2020.

Our opinion

The very opposite of the conventional bourgeois house, this home makes a strong statement in terms of its contemporary character. Light, space and comfortable minimalism are the hallmarks of the residence. In addition to these features, the huge 90 m² studio is undoubtedly a great place to work or play. All that remains to do now is to develop the new sunken garden, and to choose from a wide range of possible uses and features.
