Location

Colmar is a major city in France’s Grand Est region and the capital of Alsatian wine. It is renowned for its half-timbered houses, its Christmas market and its Musée Unterlinden museum where the famous Isenheim altarpiece is displayed. The property lies in Colmar’s Sainte-Marie district. Colmar city centre is only a 10-minute walk from the property. Description

The property lies on a corner where two roads meet. Wrought-iron railings with a vehicle gate and a pedestrian gate demarcate the plot. The vehicle gate leads into a central courtyard. On one side, this court takes you to the main entrance door leading into the former brewery. On the other side, there is an old outbuilding that has been turned into two garages and has a parking space too. The former brewery was built in 1885. Later, in 1903 and then in 1924, it was extended. It has a ground floor, a first floor and a second floor in the roof space. The edifice is divided into seven dwellings, all of which are currently rented out. The three main elevations of the L-shaped building face east, south-east and south. They are made of rubble stone and coated with pink rendering. These elevations are organised into two or three bays each with windows set in sandstone surrounds. On all the floors, these windows are rectangular, expect for four of them on the ground floor that are broad and arched. The edifice is crowned with a two-slope roof of flat tiles. Five windows in the different gable walls and seven roof windows bring natural light into the two apartments in the roof space. A private garden dotted with trees is paired with the large apartment on the ground floor and lies between the building at the street Rue du Tir.

The former brewery


The ground floor
The ground floor includes three apartments. The largest of these three apartments has a dining room, a lounge, two bedrooms, a kitchen and a bathroom. East-facing, it has a private garden. From the courtyard, two doors lead into two self-contained studio apartments. The first one is filled with natural light from three broad, arched windows that face south-east and south. It has a bathroom and a main room with a kitchen. The second apartment faces south and west. It has a main room with a kitchenette and a sleeping space, as well as a bathroom and a pantry.

The first floor
On the first floor, a first apartment faces east and has a lounge, two bedrooms, a kitchen, a bathroom and a lavatory. A second apartment has a spacious kitchen with a corridor that connects to a 35m² lounge, two bedrooms and a bathroom.

The second floor
At the top of a straight flight of stairs, there is a landing that connects to two apartments in the roof space. The first one has a lounge with an open-plan kitchen and exposed beams, as well as a bedroom, a bathroom and a pantry. The second one has a spacious lounge with an open-plan kitchen, two bedrooms and a bathroom.

The private garden

The tree-dotted garden covers 122m² are faces east.

The outbuilding

Opposite the former brewery, there is an outbuilding. It houses two garages and has a parking space.

Our opinion

This former brewery would be an excellent investment. It houses apartments that are all rented out to private individuals. The building is ideally located too, opposite Colmar’s high-speed rail station and not far from one of the city’s hospitals as well. Indeed, the edifice represents a lucrative opportunity for anyone seeking to acquire a high-quality property inhabited by stable tenants.
