The property is set in a lively village near Les Herbiers, with shops, services and schools, from primary to secondary level in the Pays de la Loire region, in the Vendée department. Nearby access to the A87 motorway means you can easily reach Paris, Nantes and the Atlantic coast. Equidistant from Cholet and La Roche-sur-Yon and their respective railway stations, the town is also 65 km from Nantes international airport. The proximity of the Puy-du-Fou, a major tourist attraction, brings the region constant dynamism throughout much of the year. The department is also home to a large number of head offices, attracting many businesses.
Description
The guest house
The ground floor
The ground floor is accessed via a large, light-filled hall, which leads to a wooden quarter-turn staircase. On one side there is the entrance to the private part of the house; on the other there is a reception room reserved for guests. An adjoining dining room opens onto a fully fitted and equipped kitchen. A terrace overlooks the garden and swimming pool. From the kitchen, a passageway leads to a courtyard. A technical room houses professional washing, drying and ironing equipment which is all in excellent condition.
The first floor
The staircase leads to the centre of the first floor. Here, a former chapel has been transformed into a lounge/library, lit by three stained-glass windows. A long corridor leads to four guest rooms on either side, set up in the nuns' former bedrooms and accommodating two and five people. The first bedroom - for three people - overlooks the main courtyard. It has a study area and a bathroom with bath, washbasin and toilet. The second bedroom, designed for two guests, has a similar layout and is en suite with a walk-in shower, washbasin and toilet. The third bedroom, a family room, can accommodate up to five people. It comprises two sleeping areas, a study area and a shower room with a walk-in shower, two washbasins and separate toilet. Situated to the west of the house, it overlooks the swimming pool, terrace and garden. The fourth bedroom, which sleeps four, has a similar layout to the family room. Access to the attic is possible from the corridor. The floors are parquet, while the paint and woodwork in all the rooms are in perfect condition. The rooms and public areas are furnished, equipped and decorated. Bed linen and towels are also provided in the guest house.
The gîtes
The complex also includes four gîtes, which can accommodate from two to five people and offer a completely independent stay. Each includes a kitchen, dining area, living room, one or two bedrooms and a private outdoor area with garden furniture. The decor, carried out by a professional, provides each accommodation with a carefully crafted identity. The first gîte, has a surface area of 35 m² and sleeps two. It has a jacuzzi in the bedroom and a giant screen. The second, designed for four people, is located in the former refectory of the girls' school. The third gîte, measuring around 50 m², can also accommodate four people. The fourth, and most spacious, can accommodate up to five guests. The gîtes are offered for sale fully equipped, furnished and decorated. Bedding and household linen will be included, so that the accommodation can be used immediately.
The private area
Located in a wing of the building, it covers an area of around 122 m² and is completely separate from the gîtes and guest rooms. It comprises a booking office with a mezzanine storage area, two children's bedrooms, each with a mezzanine, and a master bedroom with bathroom and wardrobe. At the end of a corridor, a living room of around 50 m² opens on to the outside. A glass roof provides a direct link to the garden, while a patio door leads to a second landscaped area with tables and garden furniture. A reception room includes a fully furnished and equipped open-plan kitchen. The whole house has a home automation system. This private area has a second bathroom and separate toilets.
The courtyard
In the last wing of the old school there is a courtyard which is open on one side with a view over the village. It could be converted into a restaurant or seminar room. The roof has just been completely renovated.
Our opinion
A former school turned into an elegant estate, with guest rooms and gîtes. The historic estate has been beautifully renovated and is complete with a swimming pool and jacuzzi. The layout of the premises makes a clear distinction between the areas reserved for guests and the family area, providing ideal conditions for smooth running and relaxation for the future owners. The business is ready to be taken over, as the property is sold fully furnished and equipped. The very good reviews received on the booking platforms testify to the quality of the welcome and the reputation already acquired by the establishment. The immediate proximity of the Puy-du-Fou, which is open almost all year round from 2026, means that the turnover should rise significantly. The courtyard also means that there is possibility to develop a restaurant, with a view to further development.
