Location
The property lies in France’s Loire department in the Auvergne-Rhône-Alpes region. It is 15 kilometres from the town of Roanne. Nearby, there is the characterful village of Saint-Jean-Saint-Maurice-sur-Loire, one of the main stopovers on the local tourism trail and on the Camino de Santiago pilgrims’ way. The village has a nursery school and shops. In Roanne, 15 minutes away by car, there are doctors, amenities, shopping centres and a hospital. You can reach the city of Lyon in 1 hour and 10 minutes via the A89 motorway. From the train station in Roanne, daily rail journeys take you into central Lyon. And Lyon international airport is only an hour and a half away too.
Description
The main dwelling
The farmhouse was built in 1790. Made of stone, it is characterised by a traditional first-floor gallery. It offers 152m² of liveable floor area. The last renovation work was carried out in the 1970s. Wood strip flooring, orange-tinged sandstone tiles, wooden panelling and old wallpaper form the decor. The house is heated with gas and a heat pump.
The ground floor
On its east side, an entrance hall connects to a vast kitchen, which is extended with a pantry and an adjoining office, and to a bathroom and a separate lavatory. On its east side, there is a large lounge beneath a mezzanine, which neighbours a bedroom. A workshop and a cellar, which you can reach from outside, complete the ground floor.
The upstairs
This first floor has three bedrooms and a shower room with a lavatory. The external gallery has a wooden staircase with old ironwork. Beyond it, there is a vast convertible loft, which could be extended or repurposed.
The former sheep barn
The former sheep barn offers a 50m² floor area. It is listed by the Fondation du Patrimoine, France’s leading association for built heritage. This old sheep barn has been completely renovated with respect for its original character. Its elevations are lime-coated and its openings have been showcased with oak surrounds. The ground floor has a lounge with an open-plan kitchen, a shower room and a lavatory. The first floor has a large bedroom with wood strip flooring and exposed beams. Several windows bathe this first floor in an abundance of natural light. You can reach this upper level from outside via a flight of steps that climb up the enclosing wall.
The outbuildings
There are two barns, which respectively have floor areas of 90m² and 180m². There is also an agricultural storage building with a floor area of more than 50m². Lastly, there is a former stable and pig shed with a floor area of over 20m². This latter outbuilding has been renovated and includes a dual-aspect lounge, which leads out to the inner court on one side and out to a south-facing terrace on the other. The roofs have been masterfully renovated with respect for the built heritage. And the original barrel tiles have been kept.
The grounds
The grounds cover more than 3,600m². They lie in a Natura 2000 conservation zone. They are made up of meadows and woods. Trees of different varieties grow on the site, including firs, pines and deciduous trees. A pond, two natural springs and a well in working order can be used for natural irrigation. On the south side, a terrace looking out at the natural surroundings runs alongside the former pig shed. On this terrace, there is a pool that is 2.10 metres wide and 2.30 metres long.
Our opinion
This old farm complex forms an original architectural whole that is truly charming, nestled in absolute calm with beautiful natural surroundings. It is just a stone’s throw from the River Loire, which you can reach on foot for swimming and fishing. You can join many hiking trails from this spot too. And there is huge potential for developing the property. The former sheep barn, converted into a self-contained dwelling, could be used straight away. The main house has kept most of its decorative features. It needs some renovation, which could make it a comfortable family home. Lastly, the large outbuildings offer exciting prospects. A gîte or guest rooms could easily be created in them. Indeed, their location here would be ideal, close to major tourist sites.
