Location

This property is located in the lower part of the Dauphiné sector at the convergence of the last foothills of the Bugey Mountains to the east, the Rhône river plain to the west and the emerging Alpine foothills to the south, in a setting in which the Vallée Bleue leisure base can also be found. A village only a few minutes away plays host to shops for everyday needs. Thanks to its weekly market, shopping galleries and architectural heritage, it is a lively municipality. Lyon is 55 kilometres away via the A43 motorway while Grenoble is 65 kilometres away. Lyon-Saint-Exupéry airport is less than 40 kilometres away and Paris can be reached via high-speed TGV train in 2 hours from the station in Lyon, which is 1 hour away by car.

Description

The property, which can be reached via a minor road, stands in the middle of a lawned and tree-lined plot, surrounded by a tall barrier of vegetation sheltering it from view. The edifice displays an archetypal L-shape from a bird’s eye view, with two separate sections set around an inner courtyard that opens out onto the garden. The four-storey, south-facing, main section is topped by a hipped roof, which made of period flat tiles, punctuated by hipped dormers. A tower with a conical roof, which is an architectural hallmark of fortified houses in the Dauphinois sector, stands at the northeast corner of the edifice. The light ochre coloured lime-rendered facades are punctuated with many small-paned windows fitted with blueish grey shutters, which is typical of the Isère area’s architectural heritage. French windows topped by a wrought-iron Juliet balcony grace the facade overlooking the garden. Next to it, a smaller single-storey building extends from the main section to the west. Beneath a roof of period tiles and boasting materials as well as an architectural style in harmony with the rest, it completes the property’s buildings. In the garden, tall trees surround the edifices.

The house

This authentic, characterful, Dauphinois sector, four-storey residence, one of which is an attic level, is the result of two successive construction eras. The 19th-century bourgeois style main section was completed in 1917 by a reinforced concrete tower, which at the time was a resolutely modern material. The house has retained the majority of its original features, such as marble fireplaces, original parquet flooring, turned wooden staircases, octagonal tiling, period wallpaper and an exposed oakwood roof structure.

The ground floor

The entrance hall is paved with period black and white octagonal tiles. It houses the three-flight, turned wooden main staircase whose banister with balusters as well as wide, period firwood steps set the tone of the residence. The ground floor includes a vast dining room with original striped wallpaper, next to which there is a scullery and a fitted kitchen. The large lounge with chevron parquet flooring and salmon pink walls boasts a white marble fireplace topped by a trumeau mirror. It leads to the summer lounge that opens out onto the grounds. A bathroom with a lavatory completes this level.

The first floor

At the top of the main staircase, it includes a first large bedroom with an en suite lavatory and a Sienna yellow marble fireplace, as well as three other bedrooms. One of them still has a period four-poster bed and original floral wallpaper, while another also boasts intact decorative features. An office, a lavatory and a storage cupboard complete this level. The period parquet flooring and original interior shutters have also been preserved.

The second floor

This level is made up of three bedrooms, a study, a cloakroom, a multi-purpose room, a vast games room and a shower room with a lavatory, all of which can be reached from a central corridor. All the original joinery and volumes have been preserved.

The attic

This level can be reached from the second floor and boasts a period exposed oakwood roof frame in good condition. The assembly of the hand-crafted trusses pays witness to the expertise of the Dauphinois sector’s carpenters. Light streams into this level via dormers and a skylight. A staircase leads to a mezzanine onto which light filters through a skylight at the top of the ceiling, creating a further volume suspended between the beams. The ceiling height up to the roof ridge is considerable, providing further potential for conversion.

The cellar

The naturally cool vaulted stone cellar boasts ideal conditions for keeping wine. It could also be used as a multi-purpose storage space.

The grounds

The slightly undulating relief is planted with majestic oaks, hundred-year-old chestnuts and lime trees as well as other tree types, which alternate with lawned areas.

Our opinion

This house in the Dauphinois sector combines the advantages of two types of territory: rural, through its tree-filled garden, and urban, thanks to the services, amenities and shops nearby. The edifice’s volumes and layout, with imposingly sized rooms and a broad range of decorative styles, make it suitable for a wide variety of purposes, following refurbishment to bring it in line with modern tastes: a family home conducive to welcoming friends, a tertiary activity such as a law firm or architect’s office, or any other project that contributes to preserving the remarkable and valuable 18th-century heritage that it contains.
